Integrated communities combine commercial office, retail, residential, hospitality, transport infrastructure and landscapes. The expertise to design different buildings is found on an understanding of human behaviour as much as the specific characteristics of a location and the required building types. Efficiency has always been at the core of office design. We have expertise from concept to procurement across all types, including super tall structures, groundscrapers, business parks, refurbishments, corporate fit-outs and CBD masterplanning. Our focus in every project is upon delivering tenantable or saleable space that responds to the developer’s needs - meeting their brand values as much as their financial requirements - and ultimately providing outstanding, flexible and efficient space for occupiers. The creation of successful mixed-use is more of an art form than a science. We work to a basic principle in mixed-used developments, whether at the scale and density specific to Asia’s rapid urbanization or
the West’s densification in mature cities; to design places as self-sufficient and living organisms with a strong sense of identity and culture. Our design teams orchestrate the multiple building types to create integrated arrangements of supporting organs. These are connected and filtered by the arteries of public space, landscaping and retail to provide vibrancy, amenity, connectivity and function in a way that suits human behavioural patterns, different cultures and environmental conditions. In the past two decades retail destinations are the core of mixed-use developments and have a significant impact in effective urban regeneration. Retail has moved on from outdated concepts of shop fronts and large closed boxes to become major defining elements of our urban environments. Our international experience provides in-depth knowledge of the five key challenges of retail: attraction, retention, ease of use, integration and revenue, enabling us to design spaces that create greater social amenity for communities and enhanced value for our clients.

Boulevard Plaza, having developed an architectural language that responds to both the context and the symbolic representation of modern Islamic architecture, stands as a model of innovation and receives respect from the local community.
The towers were designed with the intention to introduce a meaningful space that integrates emblematic Islamic patterns while challenging the traditional model of a commercial building. Aedas’ design realised the client’s vision for an elegant commercial development and delivers an iconic silhouette appropriate for the vibrant city of Dubai.
Boulevard Plaza 大厦的建筑设计不但树立 了创意的典范,也深得当地人们的垂青。 其建筑风格既能呼应环境脉络,也成为了 现代伊斯兰建筑的符号表征。 Boulevard Plaza 大楼设计力求创建有意 义的空间,在融合富有象征意义的伊斯兰 图案的同时,也突破了商业建筑的传统模 式。设计不仅达成了业主对高雅商业发展 的愿景,同时也为充满活力的迪拜增添了 极具代表性的建筑形态。

Sandcrawler is an eight-storey complex and the regional headquarters and production base of a world renowned film and entertainment company. The masterplanning guidelines for the development are strictly defined, restricting the height envelope and setbacks. They also laid out the minimum amount of mass required on the enclosure. Our design tackled such guidelines, fulfilling various requirements yet retaining a strong civic identity for the regional headquarters. The result is a tapering ‘horseshoe’ floor plan which achieves an average net to gross area efficiency of over 80%. Sandcrawler 是一幢高八层的综合建筑, 也是世界知名电影及娱乐公司的区域总部 和制作基地。 项目总体规划的原则严格规定了限高标准 和退线,也控制了围护结构最低的体量要 求,故此设计不仅需要仔细考虑这些原 则,还要在保留总部大楼独具特色设计风 格的同时,满足各种不同的要求。最终的 设计为尖端收窄的 “马蹄铁” 形状布局,这 样楼面的平均净面积就可多达 80%。

The Forum redevelopment is a holistic design which integrates the new office building with its surrounding, revitalising the entire Exchange Square development. The new addition connects Towers One, Two and Three visually and physically by opening up the plaza and creating a new element which is comfortable within its surroundings.
The building design is inspired by the beauty of precious gems. Its form gently leans back and opens up from the plaza to a grand double height lobby space and covered walkway. As a Grade-A office in the heart of the Central district, the columnfree office interior with 2.9 metres of floor-to-ceiling space evokes a bespoke environment with ample natural daylight from all elevations.
富临阁重建项目是融合新办公楼与周边环境 的整体性设计,激活整个交易广场的环境。 此次重建连接了交易广场一期、二期与三期 的塔楼,打通发展用地,缔造与周围环境融 为一体的新气象。大楼的设计灵感源自珍贵 宝石。从形态而言,大楼微微靠后,在广场 中开拓出典雅堂皇的双层大堂空间和有上盖 人行道。作为中环区的甲级办公楼,其办 公室的室内设计在各个立面引进自然采光, 提供无柱的室内布局和 2.9 米的楼层净高空 间,为用户量身打造最佳的环境。

The 26-storey building serves as the headquarters for China Construction Bank’s Hong Kong operations, and offers high-end office facilities for international firms. It boasts 19 storeys of Grade-A office with a layout that allows utmost functionality with ample open spaces, measuring over 10 metres in width and three metres of clear height. Enjoying geographical advantages with a mountainous backdrop and magnificent view of the Victoria Harbour and the nearby promenade green space, the building form of clarity and simplicity stresses a sophisticated sense and the staid image of the bank’s headquarters. The varying block heights and vertical lines create an imposing layering effect in a legible way that makes the building look slim and clean. 本项目高 26 层,是中国建设银行的香港 总部,并为国际机构提供高端办公设施。 大楼共设有 19 层甲级办公楼层,布局实 用,拥有超过 10 米宽的无柱开放空间及 3.1 米的净高。 大楼坐拥地利,背靠山峦,前临维多利亚 港及附近绿化带的优美景致。设计简洁清 晰,突显了银行总部优雅及稳重的格调。 大楼高低错落的布局以及形态上的纵向线 条都使整个大楼显得错落有致,富有层次 且更为修长。

R&F Center is a 250-metre tall highrise office tower in the new central business district of Guangzhou. The design concept took reference from China’s historical jade vase. The square-shaped form signifies formality and elegance, while maximising the building’s efficiency and flexibility. It provides 122,000 square metres of office space. The building was designed to be translucent and glow under natural lighting while retaining a similar quality at night, achieving remarkable aesthetics for the end users and significant energy efficiency. 该办公楼楼高 250 米,座落于广州新中央 商务区,主要的设计概念来源于中国古代 艺术的结晶 — 古玉花瓶。设计外形沿用 了中国古玉方正的外形,予人端庄、优雅 之感。大楼提供了 122,000 平方米的办公 空间,通过设计使大楼的实用性和灵活性 达到最大化。同时大楼也根据玉的形态被 设计成半透明的状态,使得它无论在白天 还是夜晚,都闪烁着柔和自然的光芒,不 仅为用户提供了美的享受,也大大节约了 能源。

Situated on the Puxi side of the Shanghai 2010 Expo, the development site was part of the backdrop for the entrance to the Expo, and the design represents the energy that typifies Shanghai. The concept was based on a fusion of horizontal lines that gives the tower its dynamic look. The careful use of architectural fins and LED lights creates a controlled pattern on the façade that generates a sense of movement. The office building is part of a development that contains hotels, a retail mall and residential development with direct access to a metro station, making this a new landmark for Shanghai. 该项目位于 2010 年上海世博园的浦西片 区,不仅成为了世博园入口的背景建筑, 也在设计上展现了上海独有的活力。 设计构思以富有变化的横向线条组合为主 调,使大楼的外形跃现动感。同时又巧妙 地运用建筑鳍片和 LED 照明,为外墙塑 造疏密有致的图案,增添流动感。项目除 了办公楼外,还包括酒店、商业和住宅, 并且拥有可以直接通往地铁站的入口。凭 借着这些优势,该项目跃然成为上海的新 地标。

Located along the coastal area overlooking the Gulangyu Resort Island, Fortune Centre stands at 193 metres and is one of the tallest office towers in the Fujian Province. The 43-storey tower features several sky gardens with double volume voids to offer a pleasant and sustainable workplace environment. The design concept was based on images of mining with horizontal lines of sun shading fins to reflect different layers of sediments. The fins that flow like ribbons around the façade are designed strategically to maximise energy efficiency. 财富中心坐落于厦门市沿海区域,遥望度 假胜地鼓浪屿。财富中心高 193 米,共 43 层,是福建省第一高楼,并荣获了美国 LEED 金级认证。财富中心包含几个双层挑 高空中花园,为用户提供了一个和谐与可 持续发展的工作环境。 设计概念来源于对采矿影像的联想和延 伸,仿效大自然,运用水平线表现不同层 次的沉积岩。外立面弧状翼板同时也能起 到广泛的遮阳效果,并最大化地发挥节能 效益。

Anchored at the end of the proposed Hongqiao primary retail axis in Shanghai, and with a canal meandering through the northern edge of the site, this development is set to become a destination of choice for the public within Linkong Business Park. The brief of Kingboard Plaza Shanghai Phase II called for a boutique urban mixed-use project with office, retail, gallery, conference centre, and water
promenade plaza. The concept is to create an exciting new landmark to establish a strong civic presence through its iconic form and vibrant programme mix. Portrayed as the gateway to Hongqiao Airport Transportation Hub, the project is deemed to generate synergy from public and commercial activities.

Bravo Group Pazhou Mixed-use Project combines commercial office spaces on the upper floors with restaurants and a boutique hotel at the lower levels. The extraordinary thing about this development is the bespoke design that caters to two owners in one unified composition. The distinction between functions is expressed on the elevation. The
whole composition is unified by a semi controlled random fenestration using vertical fins at regular intervals. The top portion of the tower uses a simple but effective gesture that combines observation points with utility nodes.

Located in the BSD Green Office Park in Jakarta, this iconic, green building was recognised for its sustainable design. Most common areas within the building, including the entire atrium, lift lobbies and toilets, are naturally ventilated. To minimise solar heat gain, the two building wings follow a strict north– south orientation with a central, natural ventilated atrium orientated towards the west to catch the prevailing wind. 大楼位处雅加达 BSD 绿色办公公园内,因 其突出的环保设计而备受肯定。大厦内大部 份公共区域,包括中庭、电梯大堂及洗手间 均为自然通风。为了减少太阳辐射所产生的 热能,大楼坐北向南,天然通风的中庭就着 风向因地制宜地朝西而建。

U-Bora Towers is a mixed-use development located in the heart of the Business Bay in Dubai. The design has given equal attention to its three different uses - office, residential and retail - in order to maximise their opportunities and viabilities within the site’s context. The architecture is powerful, pure and dynamic, becoming a focal development in a setting of competing attention. The project is unique to its setting in the Business Bay and is a model development for the entire region. Located outside Guangzhou on the Pazhou Island dedicated to exhibition related activities, this complex contains four distinct programmatic uses that split between two different sites which are separated 160 metres apart by another building. Situated on Site ‘1301’ is the Guangzhou Commercial Showcase Complex that houses a retail exhibition area in the podium with an office showroom building sitting on top; while on Site
‘1401’ is the Guangzhou Nanfung International Convention and Exhibition Centre/Langham Place, a traditional, multi-floor exhibition centre in the podium with a 500-room five-star hotel atop. The design responds to the surrounding context. Its direct and unapologetic reaction to the passive middle neighbour is the driver of both the volumetric placement of the towers as well as articulation of the towers and podiums.

The North Star Mixed-use Development is ideally positioned within a larger master plan to become the anchor of the overall development. The project addresses the park as a ‘quiet zone’ while its eastern face looks out to the main street’s ‘loud zone’. The northern civic edge relates to the master plan corridor where most retail and commercial functions are planned. The commercial and residential towers
anchor each side of the site, allowing natural movement to be caught between them. The 100-metre office tower stands on the intersection corner as a landmark while the apartment tower is on the southwest corner, oriented towards the park and southern light.

This large development consists of two office towers and the city’s largest shopping mall. The three striking glass atria enclosing the mall evolve as the ideal response to the site’s circulation patterns, distribution of natural light, and arrangement of volumes. Achieving a LEED Gold certification is a fundamental objective of the project, so is the preservation of two historic theatre stages and a hall dating from the Ming dynasty (circa AD 1369), which are located at the heart of the site. The design of Center 66 extensively restores this historic compound whilst integrating it into a large public plaza. 此大型项目包含两幢办公楼和无锡市内最大 型的购物中心。其建筑设计根据建筑用地的 交通流向模式、日照分布、体积配置等条 件,因地制宜地围绕购物中心设计了三个夺 目的玻璃中庭。此外,项目的基本目标是通 过 LEED 金级认证,并在建筑保护方面作出 贡献。因此,坐落于用地中心的城隍庙内外 戏台和偏厅建筑 (始建于明朝约 1369 年) 将 会被保留,恒隆广场的设计使原有的历史建 筑群经修复能够融入新布局中,成为大型公 共广场的一部分。

As part of Beijing’s R&F City, the R&F City Commercial Complex consists of three sets of design elements: a 81,300-square-metre retail mall, a 50,600-square-metre Grade A office with the top five floors as R&F’s corporate headquarters, and a 58,900-square-metre, 539-key five-star hotel operated by the Marriott Group under the Renaissance brand. These three elements make up a grand total of 190,800 square metres of mixed-use development along a street frontage of more than 650 metres in length.
The design took advantage of the scale of the development and the length of the site as an opportunity to create an iconic statement. The design pallet was restricted to basic design parameters. The exterior reflects the internal spatial arrangement and individual functions. The buildings use clean, engaging geometric forms and lines. The development is the gateway to R&F City and an immediately recognisable image in Beijing.

The design incorporates the oasis concept to accentuate the relationship between the site and surrounding greenery, and also
to strengthen and guarantee the maximum visual permeability. The building forms of the five main towers and podium structures deliver an organic architectural statement with contemporary design which echoes with exclusive commercial auxiliary facilities and high-end apartments.

Hengqin International Financial Center is located on the offshore financial island in Hengqin within Zhuhai’s Shizimen central business district. The spirally rising volume resembles a flood dragon. The design of the property was inspired by the famous painting ‘Nine Dragons’ dating from the Southern Sung Dynasty. From the exterior the building looks like four towers converging into one building, symbolising the convergence of talent from Zhuhai, Macau, Hong Kong and Shenzhen (Guangdong) at Hengqin. 横琴国际金融中心位于珠海十字门中央商务 区横琴片区近海金融岛上。十字门中央商务 区地处西江入海口,与澳门一水相隔,是珠 江三角洲规划中的未来金融新区。金融中心 的设计概念以“蛟龙出海”为主题,寓意新 生的力量冲破困难,蓬勃发展。建筑体量设 计的灵感则来自中国古典绘画经典南宋陈容 《九龙图》中的造型,图中形态各异的神龙 在滔天骇浪,变幻风云中纵横穿梭,气势逼 人。方案的设计力图将中国龙文化的精髓, 铸造于横琴新区的核心,在十字门背山面水 的风水宝地上,树立震撼人心的建筑丰碑。 建筑的外形仿佛四栋挺拔的塔楼融合为一 体,象征着横琴汇集了珠海、澳门、香港和 深圳(广东)的城市精华,成为珠江口超级 大都会的一颗明珠。

Located at the newly developed area in Chengdu, this development comprises an office tower, serviced apartments and a retail complex, and offers the district a venue for leisure and entertainment. An iconic 160-metre high office tower situated at the northeast corner of the site draws attention from the busy traffic junction. The serviced apartment towers are placed along the western side of the site to assimilate with surrounding residential neighbourhood. The slice form of the towers, with staggered layering, allows more office space at the higher levels with splendid view of the adjoining greenery. Located at the outskirt of the northern city Shenyang, COHL Parcel K is a relatively small office building adjacent to a major ring road and one of the largest residential developments ever built in China. It consists primarily of speculative office space with amenities and retail at the lower levels to serve the community. In contrast to a neoclassical or art-deco style commonly adopted by new developments within the district, the project is intended to be a contemporary architectural response to the context and city beyond.

Located in Shenzhen, the site is in close proximity to Shenzhen Bay with distant views of the wetlands towards the south. The mixed-use development consists of two iconic towers towards the north portion of the site with three luxury serviced apartment towers facing south, all sitting on a four-storey retail podium. Towering at 300 metres high, the twin towers are a landmark development on the end of Binhe Road (the main road). The shape of the towers was designed to not only respond to the site conditions, but also to address the urban context. Fronting Binhe Road, both towers abut the main road and the

The project is located in the interchange of Bao’an Road and Liyuan Road, the core area of the Sungang district in Shenzhen. The project will become the largest jewellery wholesale market in the world and the largest shopping centre in Shenzhen.

Located on Jinghan Avenue in the bustling Qiaokou District, the commercial and business heart of Wuhan with light rail and mass transit railway accessibility, this is a mixeduse development which comprises a world-class shopping mall, a Grade-A office tower and serviced apartments. The design adopts a concept of ‘infinity loop’ as an association with the Chinese art of knot tie. The concept is transformed into actual retail circulation which appears as the visual feature uniting the three uses. This is a mixed-use project located next to the Shanghai’s Qingpu Xujing Conference and Exhibition Center development. It comprises a five-star hotel, a shopping centre and a sales gallery, offering premium supporting facilities to one of the world’s largest conference centres and the larger Hongqiao central business district.
In response to the ‘clover leaf’ concept of the conference and exhibition center, the leaf-shaped buildings are organised coherently to direct circulations. The hotel and shopping centre will work together to form a very welcoming entrance to the whole development. The sales gallery, the first building visitors will see coming out from the convention and exhibition center, is designed to be seductive with a strong visual impact.

Huasha Plaza is located at the northeast corner of the beautiful Yunlong Lake, one of the most precious nature heritage sites in Xuzhou. This project is situated between natural sceneries of mountains and lake, as an interface between city and nature. Due to the sensitivity of the natural habitat, the challenge for this project is to respect the existing natural surroundings while activating the urban life to this part of the city. The brief for Huasha Plaza consists of retail, office, residential elements and a five-star hotel.

Located in the southwest of Chongqing, Starlight Place is part of a larger development which includes six residential towers and two serviced apartment towers. Inspired by the works of Basque sculptor Eduardo Chillida, the architecture takes on an immediately dramatic appeal that invokes the spirit of monumental abstract sculptural works.
The interior design is a contrasting reaction to the angular boldness of the external architecture. The concept is ‘opposites’ - the mall interior compliments the strong angular design of the exterior by choosing soft and curvaceous forms, deliberately avoiding sharp edges.

The vision of Olympia 66 is to create a contemporary statement with an oriental overtone. The design concept was inspired by the twin carps and the internal curving arcs resemble the swimming carps. The shells on the roof are layered to create clear storey glazing, allowing direct daylight and reflected light into the two atria. The project is pre-certified with a LEED Gold rating.

Central, the central business district of Hong Kong, is clustered with office and retail spaces to support the trade and financial activities. Since 1996, Aedas has been involved in the revitalisation, renovation and redevelopment of properties which include the Prince’s Building, Alexandra House, Chater House and The Landmark, offering highend shopping and dining experience on the lower floors, and prime located offices and luxury hotel accommodation on the upper floors.
Multi-faceted frameworks are created to allow global brand retailers to add their own corporate branded identities onto the retail podiums. An elevated, covered, barrier free walkway system links up the podiums and significantly increases the rental values of lower floor units.

This project is implemented in two phases, each comprising a single high-rise office tower and a podium. Phase 1 the One AIA Financial Center is LEED Gold certified. Towering 130 metres with a podium that offers training facilities and a multipurpose hall, it is located in the southwest corner of the project site with an open lake view and ample daylight. The sweeping form of façade with architectural fins and sunshades strengthens its prominence. A glazed walkway along one side of the podium provides lake view breakout areas. Chinese Estates Plaza is a mixed-use development located at the heart of Chengdu, containing retail, office, residential and hotel elements. Its design drew inspirations from the natural terraced pools in Huanglong, a scenic spot in the Sichuan province known for the colourful pools formed by calcite deposits, giving a regional character to the commercial complex, balancing between form and function, and creating an urban oasis for within the vibrant city centre.
The interior of the retail podium is formed by staggering terraces of varying heights. A green spine with outdoor escalators and staircases links up different levels to connect the entrance plazas in the north and south, drawing people from the ground level to the central piazza on Level 4. The spine also blurs the boundaries between indoor shopping mall and outdoor retail streets.

Located in the centre of Huizhou as a civic hotel, the 365-key property is weighted heavily in supporting facilities which include five major restaurants, a ballroom, function rooms, a business centre, a spa and sauna amenities. The project, being highly visible on all faces, have the lobbies and functions on the side facing the main street, maximising the open space on the other side and enabling the project to knit with the public open space of the opposite civic square. As part of the mixed-use project for R&F’s flagship development R&F City in Beijing, the Renaissance Beijing Capital Hotel was designed to align with the rest of the development. Conceived as a five-star contemporary business hotel, it has 539 rooms, all benefiting from an abundance of natural light and views of Beijing’s urban environment. Anchoring at the southern end of the main commercial street at Shanghai’s Hongqiao Changning Linkong Park, Novotel Shanghai Hongqiao is a 350-key hotel occupying a block in the Linkong Park. The design concept is derived from a ‘floating courtyard’ and utilises the verticality of the structure to create a well defined
zoning which consists of public (retail podium), semi-public (leisure and hotel amenities) and private (hotel guestrooms) zones. In addition to rational zoning, the design promotes a strongly interactive relationship among different functions, transforming the zoning diagram into a building mass with unique yet powerful spatial effect.

Located within the vibrant and dense neighborhood of south Wan Chai, the design turns the narrow 12-metre width of the site into an asset by elongating the plan to provide natural light into the heart of the circulation. The lower podium takes a modern interpretation of the rhythm and pace of the old shop house balconies and windows. The
rooftop is animated by a theatrically cantilevered, glass bottom swimming pool. Computer generated sun-path data was utilised in the design and resulted in a series of bronze fins that are placed only where the sun-path requires them, embedding the design with a ‘green-DNA’.

The design is intended to create a contemporary statement with a rural overtone in Sai Kung, a traditional rural area in Hong Kong. The nicely integrated yet discrete building blocks reinterpret the diverse lifestyle experience with hotel, retail and various leisure facilities. Hotel rooms are located on the upper floors to acquire maximised sea view. Located in Chengdu, luxurious hotel Mandarin Oriental will form part of the 333 Shunjiang Road Mixed-use Project. It is set to become a world class contemporary hospitality and conference facility within a garden city setting, creating a new landmark in the city.
A significant timber structure is adopted as outdoor canopy for the hotel’s banquet hall and the roof shading is themed to feature classical Chinese fans. The floating banquet hall is meticulously shaped to resemble the graceful gesture of an egret spreading its wings over the Jinjiang River.

Located at a hillside on the Hong Kong Island, this nine-storey private residence is unique to the history and context of Hong Kong. The design is inspired by a barren rock and a waterfall. The barren rock is portrayed by the uniformed lines and 1.5-metre modules on the façade, while the waterfall is reflected by the sculptural staircase. To realise the waterfall idea, the design team transformed the water into three stacking ice cubes and came up with the sculptural staircase. The design also caters for the flexibility in possible future conversion into typical apartment units. THR350 位处香港岛的一座山坡上,九层高 的私人寓所独特于香港的历史和环境。 设计灵感源于悬崖和瀑布。大厦外立面是一 个个 1.5 米长的格子,看上去犹如光秃的悬 崖;而瀑布的流水之美,则被建筑师 “凝固” 成三块冰块,造出如雕塑般的主楼梯,为 大宅注入强烈的个性,同时反映出住户对当 代艺术和设计的钟爱。

Situated within 4,000 square metres of secluded woodland, this private residence consists of a group of three two-storey houses that provides a home for the owners, their daughter’s family and guests. The organisation reflects the value of a close knitted Chinese family, where the parents and their daughter are perpetually connected architecturally by a glazed rotunda library. Utilising carefully conceived geometric arrangement of form and spaces, solids and voids, the
intricate relationships of the occupants are subtly revealed to the beholder. The houses are orientated towards prevailing wind direction to maximise natural ventilation. A comfortable amount of natural light is provided within the double volume spaces. Large glazed windows connect the natural surroundings with the residences.

R.B.L 1165 Repulse Bay is an eighthouse residential development in Hong Kong. The houses, all with a highly sculptural building profile, enjoy spectacular view of Repulse Bay, one of the city’s most famous beaches. The design of the houses is inspired by the water. The curves are a motif synonymous with sea waves, creating ever-changing perspectives from different viewing angles and the diffractions and reflections allow residents to be surrounded by the natural beauty around. The resulting sculptural building profile presents a vivid image to both the residents and passers-by. Standing on a site of 614 square metres, this serviced apartment building is located in Mongkok, a neighbourhood in Hong Kong which is one of the most densely populated places on the planet wth a population density of 130,000 people per square kilometre. The irregular protrusions are a modern interpretation of the illegal iron balconies which were common in early post-war years in the area to acquire maximum view. An iconic 160-metre high office tower situated at the northeast corner of the site draws attention from the busy traffic junction. The serviced apartment towers are placed along the western side of the site to assimilate with
surrounding residential neighbourhood. The slice form of the towers, with staggered layering, allows more office space at the higher levels with splendid view of the adjoining greenery. The layering also helps breaking down the originally massive bulk of the towers.

Empire Tower is a 60-storey luxury residential development. The building occupies a prime site near the coast and is surrounded by three major streets while emphasising the vista afforded by this site. The design standardises the units to accommodate client request but manipulates the section to develop a very dynamic solution, which holds its own amidst the visual clutter of its neighbours. The design maximises the tower’s presence on the street with vertical layers spreading out to the property lines. The building then bends back away from the street across from a large commercial tower, allowing for an enlarged view corridor between the central park of the community and the sea, a block away. R&F City is one of the largest mixeduse developments along the Third Ring Road in Beijing. Located on a site of 49 hectares, the complex comprises high-rise residential towers, three Grade A office towers, a five-star hotel and a five-storey retail mall. The concept of the master plan is inspired by the beautiful landscape of southern China. SUPER HIGH RISE 超高层大楼

The number of super high rise towers is growing exponentially across the world in direct response to greater densification of mature cities and the expansion of the new Asian and Middle Eastern global financial centres. We are at the forefront in designing exceptional and architecturally distinct super high-rise buildings that elevate citizen pride, define commercial districts and work sustainably as vertical cities. We have global experience in creating towers of this kind, of up to three million square feet, that are creating a new paradigm in mixed-use development. These towers are inherently iconic by their very nature, changing city skylines and elevating national and regional profiles. They are highly complex and need planning for diverse users across commercial, hotel, serviced apartment, residential and retail facilities, as well as specific responses to the environmental and socio-economic conditions of their location.
Our comprehensive sustainable approach is fundamental to our design of super high rise towers. In addition to designing efficiency in capital cost and performance of the envelope, structure, floor plates, cores and lifting strategies, we look at the longevity and human sustainability of the development as a place embodying vertical neighbourhoods. We are leading the design of vertical mixed-use environments, creating new and high-profile destinations, which work for long term commercial and public functions and define the profile of their specific place.

Ocean Heights, located in Dubai Marina, is a 310-metre residential tower. The design evolved to maximise views toward the ocean with a deliberate twist on three of its faces. This allows the units, even in the back, a view toward the water beyond. A challenging aspect of the design was accommodating the client’s strict requirement of unit layouts within a changing envelope. What resulted was a rational four-metre module, which tracks its way down through the entire building and only changes at the façade. This also considerably simplified the structural system of the project. Ocean Heights 坐落于迪拜 Marina,是一 幢高 310 米的住宅楼。大楼其中 3 面呈旋 转扭向,以争取最大的向海景观,亦令背 向户型同样享有海景。 设计最具挑战的一环是要在不断变化的楼 体内满足委托方对户型布局的严格要求。 为此,整座建筑适当地采用了 4 米模块, 使其可沿着整个大楼延伸并仅需在外立面 部分进行变化,这一设计手法简化了建筑 物的结构系统。

DAMAC Heights is located in Dubai Marina alongside its ‘sister’ project, Ocean Heights. At 420 metres high with 100 floors, it will be the tallest tower in its vicinity. However, unlike its predecessor, the requirements for more modulised units to up to the 60th floor, force a different approach while intending to maintain the spirit of its sister. The curved shape of the tower improves views past its densely located neighbours. The playfulness of this tower was concentrated into the two most visible faces, allowing units to bend up the tower in two blades. These blades were still modulised up to the 60th floor before the tight restrictions of unit area fluctuations become more relaxed. DAMAC Heights 位于中东迪拜 Marina, 与其姊妹大厦 Ocean Heights 并排而 立。DAMAC Heights 楼高 420 米,共 100 层,将是区内最高的建筑物。由于项目要 求为大楼首 60 层提供更多的户型组合,故 将采用不同的设计方法,但将依然保持与 其姐妹楼的统一。 大楼的弧度外型设计有助拓宽景观,令视 野可由附近密集的建筑延伸开去,望得更 远。大楼的精妙之处在于突显其中两面, 使两边户型弯向中心,形似两块刀片儿。 两边楼面在首 60 层均经过模数化设计, 但在 60 层以上,户型面积变化限制放宽。

Cultural projects form one of the most high profile typologies for nations and communities to express their civic ambition on a global scale. Realising successful projects requires cultural understanding, public engagement and long term vision as much as strong design talent. We apply a rigorous methodology to understand and respond to the multiple challenges in cultural projects. Cultural facilities have to fit appropriately into their urban and social contexts, often as regenerating catalysts for their cities and extensions of the public realm. The design for The Star does not present one singular expression to describe the project; instead it celebrates the rich and diverse happenings inside the building with a multifaceted, permeable and dynamic design, blurring the boundaries between public and private realms as well as retail and cultural components. The 62,000-square-metre development comprises The Star Performing Arts Centre with a 5,000-seat theatre, and The Star
Vista with food and beverage based retail facilities. The south elevation is completely opened up and its facilities are clearly visible from outside. One can crawl under, move through, transverse around and climb onto the complex via a series of ramps, escalators, terraces and public gardens. All circulations, movements and internal forms are soft and sinuous as if the civic activities have shaped the inside of the complex. Soft transition occurs vertically from the public, open retail to the private, enclosed theatre.

Sentosa Boardwalk in Singapore is built on a new structure above the sea with an overall length of 670 metres to connect Vivocity and Resorts World Sentosa. The boardwalk mainly serves and links the pedestrian flow from the two mega commercial developments, with a built-up area of approximately 16,400 square metres and travelators with shelters and canopies. There is also a large area of interesting landscaped garden as well as dining and retail outlets, souvenir shops and ticketing booths along the boardwalk.
位于新加坡的圣淘沙步行道全长 670 米,两 边分别连接著名的怡丰城和 “名胜世界”。步 行道已建设区面积为 16,400 平方米,附设 有盖的自动人行道,为两项大型商业设施之 间提供了顺畅的连系。步行道也为访客提供 了大型园林花园,并在沿途设置了餐厅和小 商铺区,以及纪念品商店和票务处。

Situated at the intersection of the main city axis and Yanzhan Road, The LAND Experience Center is intended as an exhibition centre with a fully immersive space to introduce public to LAND, one of the major property development companies in Xi’an. As LAND is developing some of the largest commercial properties within the city, it is also designed as the sales centre for the company. The project consists of an exhibition hall, a multi-purpose room, administration offices and a separate display wing. Its sculptural form is deprived from the local undulating topography, reflecting the duality and dynamics of Xi’an, a city rich in history yet ambitiously moving
towards to the future. Orchestrated through a series of events, it serves as an interactive hub to showcase LAND’s development strategies and vision for the city centre, while providing sensory experience of the feature programme. This unique pavilion is also designed to accommodate adaptive reuse. Built on a specially engineered steel foundation, it is a portable apparatus and will be relocated to an adjacent site after display. Small in scale yet ambitious in its urban gesture, the project creates a new cityscape that adapts both to the varied demand of the programme and the complexity of the city.

This project revitalises a rare and intact ensemble of urban historic buildings into a modern venue for public leisure, cultural and creative industries. By exercising best practices in conservation and adaptive re-use, the design celebrates the value of pre-war shophouse as a testimony of historical architectural development in Hong Kong. Innovative architectural design enables re-interpretation of the traditional wisdom in spatial arrangements and use of materials,
and upgrading of its original structure and facilities to comply with modern building regulations and needs such that the architectural mission of urban shophouses can be sustained. This is the first pure-conservation project of Urban Renewal Authority, and it is currently operated as the ‘Comix Home Base’ with studios, a resource library, exhibition spaces, and shops themed on local comic and animation arts.

Education has evolved dramatically across the globe in the past decade, reflecting international trends towards service based economies and social development. At all stages of education, teaching is progressing from traditional didactic formats towards learning environments that combine academic, social and life skills in education centres to inspire knowledge share, a sense of community and national progress. Across both developed and emerging nations the education sector is experiencing challenges in meeting current and future socio-economic demands. Greater national importance is now placed upon multiple skill sets, creative problem solving and development rather than knowledge base alone. From primary and secondary schools to higher education campuses our international teams are designing integrated and flexible learning environments that are adaptable to change. Located in the new Xi’an JiaotongLiverpool University campus in Suzhou, this main administrative building of the university gives a modern interpretation of the famous Taihu stones. This limestone, eroded over time and available on the islands surrounding and along the shoreline of Taihu Lake, is an essential part of the Chinese culture and regarded as the scholar’s stone. The building hosts a wide range of functions, including an administration center, a learning and resource center, a training center and a student activities center. 大楼位于西交利物浦大学苏州校园,建筑设 计以太湖石为概念,深受苏州地区文化和享 有盛名的苏州园林的影响。著名的太湖石是 一种石灰岩,在围绕太湖的多个小岛和湖岸 一带都可以看到。太湖石历经多年的风雨侵 蚀,展现出不同姿态,是传统苏州园林必不 可少的元素。古时文人很喜欢观赏这种石 头,因此,太湖石也成为了中国文化的重要 元素,被誉为 ‘学者之石 ’。 大楼的设计将太湖石的空间趣味和苏州园林 的传统特色相结合,并创造出丰富且充满现 代感的活动空间。作为大学主楼,它提供了 多种独立功能,包括行政中心、学生信息中 心、培训中心和学生活动中心。

The new library extension connects the existing university library, Tin Ka Ping Building and the new school building across Library Boulevard. The extension functions as a connector to de-emphasise the old boundaries between the library and other facilities. A diverse range of learning spaces is organised around the atrium, with discussion rooms scattered around the university library. Open spaces are provided near the discussion rooms. The extension also serves as a plaza, a welcoming space for learning and gathering. As the new library extension integrates seamlessly with various work, leisure and social activities, students can utilise the library and other resources in a more convenient and casual manner. 图书馆扩建工程将连接现有的大学图书馆、 田家炳楼、以及于图书馆路的新教学楼。扩 建部分犹如 “连接带 ” 一样,可以淡化图书 馆和其他设施间的旧有界线。多元化的学习 空间围绕中庭排列,还有讨论室分散于图书 馆大楼多个地区,在讨论室附近又为学生提 供休憩空间。 新扩建的范围将成为学生和职员的广场,作 为学习区和聚集点。扩建部分与各项学习、 休闲和社交活动融合无间,学生可更方便随 意地利用图书馆和其他资源。

Established in 1915, St. Paul’s Co-educational College is located half-way up Victoria Hill, occupying a prominent position visible from Victoria Harbour. As the popularity of the school increased, various classroom blocks were added, including a primary section, which was relocated to another site in 2008, allowing for a new extension block to be built and further expand the school’s facilities. These include a basketball court at the basement, more classrooms, a purpose-built auditorium, laboratories and a dormitory to house boarders at the top of the building. The new extension block is located adjacent to the entrance on MacDonnell Road of the original school, which is a listed historic building. The vision of the school is to develop a modern statement that reflects contemporary thinking and a philosophy in education for the secondary school that encompasses the latest international standards of teaching, including the International Baccalaureate. 圣保罗男女中学于 1915 年创办,位于港 岛半山。随着 学生人数增加,学校加设了 多幢教学楼 ,以满足不同需要,包括篮球 场、教室、专用演讲厅、实验室、顶 层寄 宿生宿舍。新扩充的校舍的位置毗邻为历 史建筑的原校舍入口。 校方期望设计一幢富现代风格的教学楼, 体现当代中学教育思想和理念,同时提供 与国 际教育水平接轨的硬件配套,以配合 课程的教学需要。

The project’s objective was to preserve a beautiful and spacious green campus while coping with the growing number of students. The building form is a cascading design in respect to the surrounding natural hillside, with open terraces at different levels stepping down from the mountain towards the newly created plaza. Such arrangement reduces the massiveness of the building and maximises footprint of the open terraces. The open terraces and plaza have both become important venues for social interactions. The scale of the challenges in urban design has vastly increased along with the rapid global trend towards greater urbanisation. Each increasing factor of population, energy consumption, transport needs, pollution and required prosperity must be taken into account on a scale not seen before. We design places across the world that respond to these challenges. We are creating successful contemporary urban environments, with planning for the future, that are sustainable in real terms. Our global teams are faced with diverse urban design challenges from new towns in the West with populations of 800,000 to cities of over eight million in Asia. The specific human, environmental and cultural conditions of each of these projects are unique. But we are able to successfully design solutions by sharing our international knowledge, lessons from global best practice, and through rigorous analysis by our local teams of the multiple factors of function, use, climate, style, budget and culture that affect each project and client to fully understand the specific site context.
We excel in not just the design of urban environments, but also in the implementation. We take projects from feasibility and planning through to design, construction and beyond by combining three core elements: research and development on an urban scale in collaboration with leading universities; expertise in both mixed-use and landscape design which lie at the heart of vibrant urban design schemes; and a design approach that factors in sustainability of the environmental, social and economic conditions.

Further to the design of the Xiamen International Cruise City Terminal, the design team was commissioned to provide designs for the mixeduse commercial and residential development, creating the first international cruise destination for China. As an island city, Xiamen’s strategic location and extensive infrastructure network have helped to facilitate a healthy tourism industry
between the mainland and the rest of the region, while contributing to the development of an international cruise market. The city holds ideal conditions to become a cruise hub for international and domestic travelers, and to support many tourist attractions.

Located inside East village, the Greenland East Village CBED Plots comprises residential, office, retail spaces and a 486-metre tower. The design stays in line with the ice mountain concept, which expands to the continuity of the mountain range and landscape terrain with fissures located on the foot of the mountain.

The four retail towers and their podiums enclose a public open space. Its thoughtful design allows a more dominant and dynamic human interaction with the space. Due to the unique shape of the site, a diamondlike glass box is placed in the middle of the site to help people find their bearings. The elegant silhouette of the 330-metre tall iconic tower is homage to the gracious statue of the Zhuhai Fisher Girl. The masterplanning of Jiading New Town Center Headquarters Park envisions an urban environment that combines the core qualities of Jiangnan culture with urban density, transit accessibility, livability and ecological vitality. It lays out a conceptual framework of transforming the Jiading New Town Center Headquarters Park development into a 21st century model of a vital business hub for the region. It also incorporates best practices in smart urban design, low impact development and green building. This urban design framework aims to integrate a natural grid / open space system with the existing urban grid to create an identifiable urban space. Inspired by the local alluvial plain, the superimposed natural grid establishes Eco-Net that not only knits together the local communities but also breaks down the scale of the original super blocks to form finer grains for this precinct. The overall planning concept of Guangzhou International Financial City imitates the ancient city of Guangzhou, aiming to merge into the geographical layout of Guangzhou urban transformation and orientate with the form of Zhujiang water system ’s ecogreen veins in the east of Guangzhou’. The city’s green space goes from northern Huolushan through to the east of the Financial City and continues to spread its way to the east and west, forming a greenscape network of the Financial City. The greenscape network provides composite functions like ecological, landscaped and public spaces. Different functional plates are like enclosed islands.The diversified urban public space offers an accommodating and vibrant lifestyle to people.

The project is located in Wuhan, Hubei, and is part of a larger master plan of the China Optics Valley Central Area. The 12.4-hectare site is surrounded by a super high-rise tower on the southeast, government offices on the north and a park including a museum on the west.
The design concept is based on ‘City of Nature’ – a network of open spaces that interconnect various precincts across the district, joining together via the Braiding Fibers of the Riverfront Promenade, the Open Space Connection, the Cultural Trail and the waterways.

Transport projects are one of the most mathematical typologies among other architecture projects. The Express Rail Link will connect Hong Kong to major cities in Mainland with the largest highspeed rail network in our history. Upon completion, the 380,000-square-metre West Kowloon Terminus with fifteen tracks will function more like an international airport than a rail station.
The site’s immediate adjacency to the future West Kowloon Cultural District and Victoria Harbour requires a design which is motivated by civic demand. As a ‘gateway’ to Hong Kong, it is vital to make every arriving and departing passenger aware that ‘I am in Hong Kong’.

Sunny Bay Station is an interchange station for the Disneyland Resort Line connecting with Tung Chung Line, and is the starting point for a unique railway journey. The station uses the contemporary language of a gently curving fabric roof on a lightweight steel roof structure to create the gateway station to the Disneyland Resort Line. The project is the first metro system in the Middle East, comprising the 52-kilometre long Red Line and the 22-kilometre long Green Line with a total of 47 stations. The iconic family of stations, developed with input from the R&D team, includes conic shells that feature sweeping cantilevers which soar to over 30 metres.

The design brief looked for an interior that can express a Hangzhou atmosphere to the travellers. The objective was to create a sense of place to represent the cultural heritage of the city with a balance of modernity and relevance in China today. The design of the fit-out was conceptualised with the intent of making the airport sensitive to its cultural context unique to Hangzhou and one that can be easily identified as a modern interpretation of the richness of Hangzhou culture.

These stations serve as major interchange stations for passengers transferring between the MTR West Rail, Tung Chung and Tsuen Wan Lines. Nam Cheong Station is the most complex multinodal transport interchange in Hong Kong, consisting of PTI, West Rail Line and Tung Chung Line platforms. Mei Foo Station is known as the ‘station in the park’. It is an above ground station covered with a beautifully landscaped roof.

The Midfield Concourse is located to the west of Terminal 1 and between the two existing runways at Hong Kong International Airport. The project is a five-level concourse with a total floor area of 120,000 square metres and ceiling heights comparable to those in Terminal 1. There are 20 aircraft parking stands, 19 of which are bridge-served, including two Code F (A380) stands. Green features include an optimised
glazed façade, dramatic north facing rooflights, high efficiency water cooled chillers and LED lights. More than 1,200 square metres of solar panels are incorporated onto the roof to harness renewable energy.

As an integral part of Singapore’s Marina Bay development and an interchange station for two major metro lines, Marina Bay Station is located in a public park. The design aims to integrate the station into the park landscape through landscaping. The translucent ETFE canopy acts as a skylight to allow natural light penetrating deep into the underground hall.
To further minimise the visual impact of the station to the surrounding park landscape, only the lift, entrance glazed enclosure, lightweight canopy and reflective pool are visible on street level, giving users full view of the park from the station entrance.
滨海湾地铁站不仅是滨海湾公园的一部分, 亦是 2 条主要铁路线的换乘站,其设计旨在 融入公园的自然环境。半透明氟塑膜天幕的 设计犹如一个天窗,不但能为地下车站引入 天然光,令乘客能从站内仰望天空,还可以 为公园使用者提供遮荫避雨的地方。 为了进一步减少地铁站对公园环境的影响, 大部分设施被设置于地下,只有升降机、地 铁站入口、天幕和水池位处地面之上,让乘 客可以欣赏公园的景色。

The one-north Station provides MRT services to the westernmost area of the one-north business district in the west of Singapore. The station was designed and developed to provide a highly integrated MRT facility, and nestle into the basement of the onenorth gateway building, Fusionopolis.
The project brief demanded a high level of integration with adjacent developments, creating an extensive underground pedestrian network that will interface seamlessly with future developments within the one-north master plan.
纬壹站为新加坡以西纬壹科技城商业园区 最西部地区的地铁运营站。车站被设计和 发展成为一个高度整合的地铁系统设施, 并连接了作为 JTC 门户的启汇资讯传媒园 (Fusionopolis) 地下楼层。 项目要求车站与周边建筑全方位融合,并在 地下缔造完善的行人道路网络,与日后纬壹 科技城总体规划的其他建设达到无缝衔接。

Tradeport Logistics Centre is a 34,200-square metre logistics centre at the Hong Kong International Airport. The building houses a logistics operation where goods entering and leaving the centre receive value-added processing. Three production floors of 11,000 square metres are served by
lorry docks for two floors and cargo lifts for all floors. Office space is provided on mezzanine floors overlooking the production floors. The building is capable of expansion to 45,000 square metres by the addition of a fourth floor.
香港国际机场商贸港物流中心面积达 34,200 平方米,旨在为使用空运服务的制造商及物 流公司提供增值服务。3 层各 11,000 平方 米的楼层均有载货电梯直达,其中 2 层可供 货车停泊。阁楼还附设了办公空间。大楼的 设计预留了加建一层的可能性,总面积可增 加至 45,000 平方米。
