TD/SC 2 1/2 TENDER DEVELOPMENT CHECKLIST OF ARCHITECT'S DETAILS & SPECIFICATIONS COMMONLY OMITTED This document lists some of the commonly omitted Architect's details and specifications which are sometimes overlooked at tender stage or which the Architect assumes that the QS would have allowed for in the normal course of the QS's work. The PA should address each of the following items and come to a clear understanding with the QS on what the Architect/Client requires. THE PA SHALL CHECK OFF EACH ITEM AND SUB-ITEM AND FILE THIS CHECKLIST IN THE QE PLAN FILE 1.

Heat-treated glass to external situations exposed to weathering or laminated glass where safety against breakage and falling is needed. Reflective glass with daylight reflectivity beyond current code requirement shall not be used on any external surface of any window, door, wall or roof of a building. Throats at roof and eave horizontal overhangs. Sufficient eave/overhang projection to cater for "driving rain and wind" conditions. Sufficient means of ventilating sealed spaces in double roofs, timber floors, to prevent heat and moisture build-up. Adequate means of access (e.g. cat ladders) to M&E chambers and trap doors for maintenance of services within sealed roof spaces. Allowances for prolonged heavy downpour conditions and gutter flooding caused by downpipe chokage by: providing sufficient numbers and size of overflow spouts at gutter summit level, avoid back flow by ensuring level of perimeter wall is higher than spouts’ inverts providing rain water downpipe sections which are much larger than previous building requirement of "100mm2 for every 10m2 of roof surface measured on plan". provide sufficient gutter width and cross section provide sufficient nos. of rwdp RC flat roofs to be detailed with proper scupper drains, formed in the r.c. slab and with falls, structural gradient and expansion joints internvals / material specified. Maintenance catwalk or track with structural framing for gondolas to maintain curtain walling and repaint external facades.

Sound Baffles and Security Mesh within Suspended Ceiling Voids, especially between retail shop units and corridor areas where burglars have gained access to shop units from the common ceiling space of the adjacent unit. Beadings/Cornices at Joints between Ceiling and Wall of Different Finishes This detail is necessary to conceal the cracks at the joint that will appear some months after completion. Insect Screens to MDF Rooms This is an Authorities’ requirement and is sometimes a PowerGrid requirement for the PowerGrid Substation louvres (given verbally at TOP inspections). Column Protection and Angle Guards in Carparks and Commercial Kitchens Refuse Receptacles/Compactors Tiling-receiving Access Panels to Longbaths Access Panels to Ceilings for Plumbing & Sanitary, Water Heater Services, at all Cleaning Eyes Dividing Strips at Junctions of different Floor Finishes Mail Boxes Mirrors Curtain Tracks and Pelmets Minor Signages - Lettering, Directory Boards, External Logos Accessories for family toilet, accessible toilet, ambulant disabled toilet Security Grilles at Top Vent Openings of Refuse Chutes Burglars have accessed into apartment units through these vent openings. Toilet Walls must be Sufficiently Thick if recessed bathroom fittings (auto flush sensors, recessed towel dispenser, waste bins, toilet roll holders, soap dishes, etc.) are used. Where Recessed Housings for Thick M&E Equipment, e.g. Audio-Video Intercom System occurs at Walls, ensure provision of Mesh Panels at the back of the wall where the brick thickness is substantially reduced. This is to prevent plaster cracking that will occur if mesh panels are not provided. Overlap of mesh onto the unaffected brick should be minimum 100mm. Full Height Glazing and Glazing used as safety barrier must be designed by C&S Engineer or Contractor’s PE to withstand horizontal loading as stated in prevailing BCA-Approved Documents. Submission to BCA is required. Markings or Signs on Full Height Glasswalls and Unframed Glass Doors Plinth Provision to Letterboxes, Kitchen Cabinets, etc. Imperforated Triangles (safety features / warning signs) at floor intersections and on criss-cross escalators in accordance to CP 15. Fire-fighting Access Panels on building facades must be checked against the clearance size as per FSSD requirement. Specification to cover Contractor’s P.E. certification / endorsement to FSSD for special fire-rated material usage. Comply to prevailing regulations on use of glass at critical areas and above 2.4m height (eg. screens, shields, canopies and ledges).

TD/SC 3 1/2 TENDER DEVELOPMENT CHECKLIST OF COORDINATION ITEMS COMMONLY OMITTED, RELATING TO M&E/ STRUCTURAL WORK This document assists the Project Architect to check that those commonly omitted items which each Consultant sometimes assumes is covered by another Consultant has been included. The list is not exhaustive and is to be used as a guide in general only as it does not cover details peculiar to each project. The PA is advised to address each of the items listed at a joint consultant meeting and subsequently to distribute to all parties the confirmations of which Consultant will supply the relevant information for each item. THE PA SHALL CHECK OFF EACH ITEM AND SUB-ITEM AND FILE THIS CHECKLIST IN THE QE PLAN FILE 1.

STRUCTURE - RELATED ITEMS: GENERAL 1.1 Waterstops Allowed for as a measurable item under Builders Work based on location and specifications by Structural Engineer. 1.2 Construction Joints and Expansion Joints Allowed for as a measurable item under Builders Work based on location and specification by Structural Engineer in co-ordination with Architect. 1.3 Fire Stops - between floors, as compartmentalisation elements, within suspended ceilings, and in raised floors Builders Work, specified by Architect. 1.4 Double Slabs above PowerGrid Substation - (PowerGrid requirement especially where there are services penetration from unit above, e.g. floor traps and cleaning eyes). To provide sufficient headroom between double slabs if maintenance is required. Builders Work, shown in Architect's drawings based on PowerGrid requirements. Also, left-in-situ formwork and side wall access panel may be a construction requirement which should be allowed for under Builders Work. 1.5 Concrete Stiffeners to Brickwalls (for half-brick walls at max. 5 metre horizontal intervals for stiffener and max. 3.5 metre intervals for lintel beams) Builders Work, based on Architect's specification on internal distances, and on Structural Engineer's specifications on column sizing and vertical and horizontal interval dimensions. 1.6 Sumps and Hatchboxes Builders Work, based on Structural Engineer's information. 1.7 Sewer Manhole Top level of manhole covers slightly higher than adjacent turfing if located in turfing area.

M&E RELATED ITEMS 2.1 Penetration of Services through RC Wall Builders Work, based on information by M&E Engineer and Structural Engineer. 2.2 Sealing/Making Good of all Penetrations and fire-rating required (where applicable) Usually allowed for under Builders Work (Preambles) as an attendance on NSC Work. 2.3 Ceiling and Wall Access Panels Allowed for under Builders Work, shown in Architect's Details based on location, size information from M&E Consultant. Co-relation with Structural Engineer's beams, locations and depths is necessary for obstruction-free access. 2.4 Plinths and Catladders for M&E Equipment, e.g. Water Pumps and Tanks, Lift Equipment, Pool Pumps and Filters Allowed under Builders Work, based on M&E Engineer's equipment capacity and sizes and Structural Engineer's plinth design details. Any special vibration pads, support features by M&E Subcontractor. 2.5 RC Housings and Upturned Kerbs at R.C. Roof level for M&E Cables, Pipes and Ducts Allowed under Builders Work; co-ordinate with Structural and M&E Consultant on sizes and locations. Ensure sufficient specifications and details to adequately cover waterproofing aspects.

LIFT SERVICES 3.1 Cat Ladders and Access Panels to Lift Pits, Water Tanks, Pumps, Lift Motor Room, etc. Usually allowed for under Builders Work, shown in Architect's Details based on height/width information from M&E Consultant. 3.2 Corbels, Hoisting Beams and Lift Separator Beams to Lift Shafts Usually allowed for under Builders Work, based on information from M&E Consultant and Lift Subcontractor. 3.3 Structural Openings for Lift Door Openings, Hall Lantern, Indicator, Call Button Usually allowed for under Builders Work and structural drawings based on information from M&E Consultant and Lift Subcontractor. 3.4 Fire-Rated Ventilation Shaft/Duct - for Lift Shaft to External Air Usually allowed under Builders Work, shown in Architect's details based on internal duct size dimensions given by M&E Engineer.

PLUMBING AND SANITARY SERVICES 4.1 RC Inspection Chambers and RC Hatchboxes within Raft Foundation Allowed under Builders Work in the BQ, based on Structural Engineer's details. 4.2 Cement Screeding and Tiling Work for Inspection Covers and Hatchbox Covers Covers are normally supplied and installed by Plumber, but finish over covers should be specified and allowed as Builder's Work. 4.3 Vent Collars for Vent Pipes and interconnection with roof waterproofing. Usually measured in Bills under Builders Works based on Architect's Details.

ELECTRICAL SERVICES 5.1 Trenches, Gratings and PVC Lead-In Pipes with Draw Wires for PowerGrid Substation, Consumer Switchroom and interconnection with basement waterproofing. Measured under Builders Work, including sandfilling to trenches, based on information by M&E Engineer (sizes) and Structural Engineer (details). Subsequent cables within lead-in pipes by M&E Subcontractor. 5.2 Sealing of Openings in Riser Shafts using fire-stopping materials 5.2.1 Sealing of floor opening up to specified size (based on cable/tray size) or pipe sleeve diameter measured under Builders Works. 5.2.2 Usually, subsequent sealing of gaps within the remaining opening or within the pipe sleeve by Electrical NSC using fire-rated material is allowed under M&E Subcontract. 5.2.3 All sealant material for penetration through slabs to carry PSB/FSSB certification.

SWIMMING POOL FILTRATION SERVICES 6.1 Stainless Steel Cat Ladder for Balancing Tank Allowed either under M&E Subcontract Work or Builders Work. 6.2 Water Tight Access Covers (including Tile/Screed Finish) to Backwash Holding Tank and Balancing Tank Usually under Builders Work, shown in Architect's Details or specified in specifications based on size/location information from M&E Engineer.
