MORTGAGE minutes PHIL’S PERSPECTIVE TOP PROJECTS UPDATE We continue to evolve our priority projects based on input from the Branch and Area Managers, as well as our leadership team. These priorities are discussed each week and modified as needed. Our current Top 5ive projects are below: •

Great progress and efficiencies are in the making with Workflow! As an organization, we have many goals for our continued success. Our current #1 strategic priority is efficiency – full process efficiency. Efficiency translates to improved turn times, reduced redundancies, reduced costs, and enhanced client experiences, among many other benefits. Workflow is the process that has been years in the making and it’s a tool that will help us reach these goals as an integral part of our technology roadmap at MB. As a part of the Workflow Program, we are excited to announce the launch of the first of many Workflow projects next Monday on “Workflow for Initial Disclosures”. As an example of the process already working, this project was kicked off on November 14, 2017 and will roll out on March 19, 2018 – four months, start to finish! This project specifically targets a reduction in systems used for the process (reduced from 12 to 4!) and improved reporting and analytics such as more accurate reporting, and monitoring of task time at the user level. More efficiency! In parallel with our Workflow project activities, we are continually exploring the integration of new technologies and adjusting our project roadmaps accordingly in order to quickly deliver value to the business. A great example of this is the integration of SmartFees® for our Retail team within an eight week period, from the beginning of the project until rollout. More efficiency! The Mortgage Division is on a trajectory to obtaining new technology when it’s relevant to the success of our business, and that’s exciting!

FEBRUARY/MARCH COMMUNITY LENDING UPDATE This was our first First-Time Homebuyer Fair with Consolidated Credit and there were over 500 attendees. Both Ed and Eric recieved numerous leads and have been following up with the attendees. Ed has been working with Consolidated Credit for almost a year and the Housing Director, Maria Gaitan, LOVES working with him. PRODUCT UPDATE There’s a lot happening in product development for our retail channel! The Federal Home Loan Bank of Chicago (FHLBC) announced their Down Payment Plus (DPP) program recently. They are giving each member lender $420,000 towards down payment and closing cost assistance. The program will be providing eligible borrowers with a 3:1 match of their contribution up to the lessor of $6,000 or 25% of the first mortgage – same as last year. Good news on homebuyer education requirements – the forms previously required are no longer necessary, only a certificate of completion! Look for a communication with the details coming to you soon. We continue to work on providing a state housing program in each state we have a retail branch. Currently, we are focused on Florida Housing Finance Corporation (FHFC) programs. We are working through the details but plan to have this available on April 18. Construction loans continue to be a high priority. At the retail sales meeting, we heard you loud and clear you want a more robust product. We are re-scoping to determine if we can add more to our initial construction offering. More to come as we work through the details. Lastly, make sure you take a look at the conforming non-warrantable condo offering – the LTV was increased to 90%! We are excited to continue to expand our product offerings. As always, feel free to contact anyone on the Product Team for an update on our current priorities or any product related inquiries.

HEALTHY HERO During February and March, we have had a variety of different wellness information sessions offered in Ann Arbor, Milford, and by webinar. There are still a few other sessions available: Onsite Session - Portion Distortion, presented by: Samantha Daily, RD of Nourishing Ways Ann Arbor: Tuesday, March 21, 2018 – 12-1:00pm Milford: Wednesday, March 22, 2018 – 12-1:00pm About the session: Do you know how food portions have changed in the past 20 years? Join us to test your knowledge about how many calories are in today’s common food selections compared to 20 years ago. Learn the basics of a balanced diet and some tricks and easy ways to estimate and eat appropriate portions. TRAINING UPDATE Well, it appears that Punxsutawney Phil saw his shadow, meaning that our already bitter winter will continue for six more weeks! Not to worry though, we’ve got lots of training opportunities that you can take from the warmth of your office! Several new trainings have been introduced including HMDA 2018, Long Term Locks and a rebuild of our Appraisal Management training. With our Training Liaisons, we will be working on the Closing Process, Product Options and Creating a Business Plan over the next few months. Watch your calendars for these new offerings coming soon! In Ann Arbor, we are continuing our Learning Tracks for Retail Sales, Underwriting and Retail Processing and our Product Team has a lot of great product enhancements that continue to be offered on our Training calendar. Wilmington is actively working with HR on enhancing our Explorer as well as Leadership Training that will be covered by the Ohio Means Jobs Incumbent Workers Training grant. LEADERSHIP UPDATE Training Opportunity Being Superman: 4 Concepts That Help Leaders/Team Members Understand (Dis)Ability. Session offered in Ann Arbor 4/11, 10-11:30am for leaders, 1-3pm for team members Webinar on 4/19, 2-3pm Watch your email for more details. About the session: Because more than 25% of the population has a disability in some form, it’s important to create an accepting environment. In this workshop, participants will learn how organizations can create an environment that is accepting of persons with (dis)abilities and become more aware of what (dis)ability is and learn how to celebrate it. During this presentation Paul Artale shares his life story of overcoming challenges both on and off the football field with practical knowledge relating to ability and inclusion. Specifically, participants will: • Learn the key tenants of Disability Identity Theory • Understand and identify microagressions and how to combat them • Define and understand intersectionality both broadly and on a personal level • Understand (dis)ability as both a social and medical construct About Paul Artale: Born with short forearms and missing fingers on both his left and right hands, Paul Artale was no stranger to challenges. Paul spent much of his youth in hospitals undergoing surgeries to improve his hands. During this time he was blessed to be raised around people who never treated him as “different” or “special” and who never let the word disability enter his vocabulary. Those experiences are what gave Paul the attitude and grit he needed to achieve his dreams in life.

Our locked pipe volumes are on the rise, routinely crossing past $500m and we’re using this time to focus on improvements to our customer experience and internal processes. OPERATIONS BREAKDOWN

This option will allow the consumer to continue entering their information into the POS without requiring a full property address. - Underwriter (UW) callouts after initial decision. o Our UW team continues the focus on productive communication with our Sales partners. These callouts help with transparency into condition status and next steps to move towards clear to close. Central Operations & Analytics is underway with several continuous improvement efforts, focused on operational efficiency, improved customer engagement/communication and enhanced metrics. - Post-Closing and Operational Excellence recently launched a process redesign focused on improving the received-to-cleared file review turn-time and file readiness for allocation to our investors; highlights include: o Created a dual-track review process able to consume more files by breaking out the Closing Disclosure review from the review of all other documents; streamlining the lower time-spend reviews of other documents and starting the suspense clearing process quicker. o Completed a full revamp of all Post-Closing metrics and dashboard reports. o Early results show an improvement of three less touches and handoffs per loan. We anticipate additional lift as the process burns in further. - Mini-Corr and Operational Excellence completed a time study and continuous improvement exercise in the fourth quarter of 2017 producing a series of process improvements. Execution against the improvement roadmap kicked off in February. We’re excited to share progress as the efforts rollout over the coming months.

THE WOW! AWARDS The WOW! award is presented weekly in the Ann Arbor Ops Center with a certificate and a token of appreciation to a team member who has gone “above & beyond.” Each month (because of fewer team members) the WOW! award is presented in the Milford and Chicago Ops Centers, the Wilmington Servicing Center, Ann Arbor Evening Operations and to our retail branches and sales force. Over a period of more than four months, Peter met with many individuals for the Fiserv contract renegotiation. This was an accelerated negotiation process that began in September 2016 and finished with implementation in January 2017. The result of this effort was an estimated cost savings for the Mortgage Division of $840,000 in 2017.

Bringing about a culture of excellent customer service takes dedication, attention to detail, and of course, communication. Ron Ziss demonstrated all these categories and then some while working with a wholesale client. Thanks to Ron’s great communication with the client, what could have been a rough situation turned into a positive customer experience.

Meridith prides herself on giving excellent customer service to our customers as well as her fellow team members. She goes above and beyond to not only give the correct information, but to also teach and guide those around her. We are truly grateful to have her represent MB and appreciate everything she does on a daily basis!

A key milestone in the Busey Integration project was network connectivity and desktop installation and support. The network and desktop teams put in long hours (including travel around the holidays), and worked through several challenges to meet our hard deadlines with a positive “can do” attitude. The teams were truly a pleasure to work with throughout the project and provided excellent support for our new team members.

Susie provided our team some much-needed assistance with our mail processing. Her kindness and willingness to always assist us with us with the various projects that we have going on in Document Retention make her our choice for this award!

During the Busey merger, the MB processing team was asked for volunteers to go onsite during the training process to assist our training team. This was a big ask, since it meant time away from the office and their families for almost a week. These three processors stepped up and went beyond what could ever be expected of them.

Allison has taken on numerous tasks that have grown her capabilities and has performed them with a high level of excellence. There have been many changes on the Counterparty team, and she has been the point person facilitating and communicating both internally and externally in a very pleasant and professional manner.

Barb Lecoyer is truly one of the unsung heroes of the Operations team. Barb is always willing to review policies quickly and clarify what is needed if the policy is unacceptable. She is always very accessible, responsive and patient as she explains to me, my broker, and even some insurance agents what is agency acceptable. Thanks again for being a great member of the MB team, and adding to the positive MB experience for our Brokers!

Joyce went above and beyond to help us get a very challenging file approved and cleared to close. She was available to speak on the phone and offered us real advice and alternatives to get the file approved. It was a pleasure working with her on this file and we would not have been able to do it without her. Thanks again for your dedication and support!

Tammy McClure Ann Arbor − February 27 I had two new brokers approved at virtually the same time and fortunately both decided to send in their first loans to us right away. Tammy was very persistent in making sure that she spoke to one of the processors – leaving voicemails and sending emails until they connected to discuss the conditions.
