It can lead to unstable supply and price of housing, can impact on the quality of life through noise and disruption, and can lead to areas with fewer people rooted in and contributing to the communities where they live.” Airbnb criticised the new guidelines on short-term lettings as “one of the most restrictive” in Europe. However, many cities have cracked down on short-term lettings through websites such as Airbnb in recent years in order to ensure a sufficient supply of property for residential lettings. These include Amsterdam, Barcelona, Berlin, New York, Paris and Reykjavik.

Clutter costs when selling your property WHEN seeking to maximise the price for your property, it is important to ensure that it looks its best. Several basics should be in place: a competitive price, attractive décor, and flexibility on things like fixtures, viewing times and completion dates. You also need to be with a pro-active estate agency, not just one who simply lists your house and then waits for the market to deliver a buyer to your door. Other things can have a significant bearing on how well your home sells — such as clutter.

In a recent survey, more than 76% of estate agents questioned said that de-cluttering your home is among the top three most important things a seller can do, and is an inexpensive way of dramatically increasing the perception of space. In addition, 68% of agents said that a thorough interior clean was important, followed by 48% who said that the garden should be tidied. If you have lived in your home for a while, you can become oblivious to what is clutter and what is an asset when

presenting the property. Ask a friend to help you sort the wheat from the chaff. We’re also happy to offer straighttalking advice. But don’t just bung your superfluous possessions it in the garage. Be rigorous and take a few carloads to a local charity shop. However, if you’re thinking of selling, ask REA Ed Dempsey to provide you with a marketing proposal — it’s completely free and might just give you all the pointers you need for a successful sale.

HOME FRONT | 3 Rita Kennedy’s garden in Mount Merrion, the winner of the inaugural REA Ed Dempsey Blooming Wonderful Garden Competition.

Blooming Wonderful winner Rita shows her green fingers CONGRATULATIONS to Rita Kennedy, of Callary Road in Mount Merrion, who has won the inaugural REA Ed Dempsey ‘Blooming Wonderful Garden Competition’. In a close competition with entries from across south Dublin and beyond, Rita took the top prize of a €500 voucher for a Hobart & Mayes garden centres. Rita said: “It has been a wonderful experience being part of this competition. The judges were lovely and it was a real treat for me to show them around my garden, which is a place of sanctuary for my family, including my energetic and wonderful grandchildren. “Frank and I tried to create a space that is tranquil when you want to relax and fun when you want to play. I think that came across on the judging day. The garden is an ongoing project that changes all the time — just like we all are.” The Blooming Wonderful Garden Competition allowed garden lovers across South County Dublin to show off their green fingers. Mount Merrion estate agent Ed Dempsey ran the competition after being inspired by the beautiful gardens he encountered while selling houses in south Dublin. Ed was joined on the judging panel by two expert horticulturists: Christine Maxwell, who trained in

the National Botanic Gardens and is the owner of the Flower Box in Mount Merrion; and Tig Mays, of Howbert & Mays garden centres, who was one of the original judges in RTE’s Super Garden show. The judges praised Rita’s “oldfashioned planting” for the way the mix and match of colours and textures naturally separated the plants from each other, and also her painted pebble water feature, fake country cottage, and brightlypainted bench. The judges said that by narrowing the garden with planting in the middle she had created a more peaceful and reflective space at the back. Ed Dempsey said: “Rita presented a wonderful garden full of character and hidden gems. It was clear to all of us how much she loves her garden, we could imagine her pottering about and fussing over it to make it stand out. “It was a difficult choice for the judging panel but she was the most deserving.” Second place went to Adele Chapman in Booterstown, who receives a free consultation with Christine Maxwell. John Duignan, from Mount Merrion, took third place and received a €100 voucher for Hobart & Mayes. You can view more pictures of the competition gardens on the REA Ed Dempsey Facebook page.
