MiraLago Estates Newsletter Highlights/ Community Awareness

Speed Camera At the March 29 , 2022 Board of Directors meeting, the Board voted to change the speed camera guidelines and fine structure. Notices were mailed out 14 days in advance with a copy of the proposed changes. Effective April 1, 2022, the Speed Camera Guidelines will change. Some of the most relevant changes made were the removal of a warning notice for first time offenders and the restructuring of the fine amounts. Please contact management for more information on the speed camera guidelines. th

Reclaimed Water Starting on June 1st, 2022 MiraLago Estates, Cascata and Town Parc will begin the use of reclaimed water to irrigate all landscaping throughout the common areas and homesites. NSID will be connecting their reclaimed waterlines located outside of the community to irrigate the property instead of using the lake water. This mandate was agreed upon between the City of Parkland, NSID and Lennar during the development of the Wedge. The infrastructure has already been built and new meters will be installed to track the irrigation water use. The Association will be charged for expenses related to startup fees, necessary deposits and monthly operating water use charges. Management will continue to update the residents as more information and rates become available from NSID.

Irrigation run times will be adjusted to 2 days per week. Days and times are to be determined and may fluctuate based on maintenance repairs and weather. All irrigation work orders sent in by residents will be completed Monday through Friday. We have a new email address specially dedicated to the Miralago Estates community. For any maintenance issues regarding landscape or irrigation concerns, repairs or questions; please submit an email to [email protected].

The use of Storage PODS is prohibited without obtaining prior approval from Management. PODS shall not be permitted to remain on the property for more than 5 days and must not block the sidewalk. Liability insurance from the provider must be received in advance, naming the Association as the Certificate Holder.

MiraLago Estates Board of Directors Meetings The MiraLago Estates HOA hold monthly Board of Directors meetings the last Tuesday of each month. Meetings are held in person at Club MiraLago in the Peninsula Room. All homeowners are welcomed to join and participate in open forum. Please watch for meeting dates and times to be posted at the exit gate bulletin boards for details. Meeting Minutes are available and posted to the MiraLago website once they are approved. Gate Access

Vehicle Decals and Key Fobs MiraLago Estates Proximity Cards with a photo ID are now available for all MiraLago families. Proximity Cards may be issued to each MiraLago resident, including minor children. The Proximity Card will have the same function as and may replace a Key Fob. Both Key Fobs and Proximity Cards may be purchased for $15.00 each. Management accepts all major Credit Cards for payment, excluding AMEX, as well as money orders and/or checks. Please contact the onsite management office for details. Key Fobs are still available for purchase by walking in or contacting 954-372-3045 or via email at [email protected] Although minors may obtain a Proximity Card, age restrictions still apply for Club MiraLago use. **Please note proper identification or Key Fob/Proximity Card must be used in order to gain access through the pedestrian gates. Guards are required to verify residency.

If you have not done so already, please be sure to utilize the ABDI QR codes to expedite wait times for your visitors. It only takes a few minutes to add a temporary guest and send a notification via email or text message to your visitor. If you have any questions or need assistances with ABDI, please contact the onsite Miami Management office at 954-3723045. For decals, vehicles must be present at the time of pick up. A valid driver’s license and the vehicle registration is required along with a $15.00 payment made via check or credit card.

The Landscape Committee continues to work with the Xtreme Landscape design team on the new landscape enhancement project. We are happy to announce that we are in the final stages of the landscape enhancement project. A big thank you to the Board of Directors and Landscape Committee for their amazing job with the landscaping enhancements around the community!

Exterior Modifications: All ACC Applications must now be submitted by the 1st of the month in order to be reviewed at that months ACC Committee Meeting. ACC applications are to be submitted via email to property assistant Stacy Siegel, at [email protected]. ACC applications will not be accepted unless they are fully completed. An ACC application must be submitted if you are changing the landscaping material, adding a landscape border or switching from mulch to decorative rock, ACC applications must be submitted prior to the modification.

Landscaping Services Landscaping Maintenance:

Tree Straps/Braces: Straps and/or bracing on newly installed trees, should only remain in place for 6 – 12 months so the trees can take root. Trees that have this type of additional support longer than the recommended timeframe may need to remove and/or replace the tree if it has not fully rooted.

Failure to receive Association approval prior to any exterior modification is considered a violation. To obtain an ACC Application and the ACC Guidelines, please visit the MiraLago Estates website or contact the Management office.

Xtreme Landscaping is the current contracted Association landscape vendor that is servicing the homesites and common areas throughout the MiraLago community. Landscaping services include routine cutting, trimming (hedges and trees up to 8 ft), weed and feed treatment (applied quarterly) and irrigation inspections. Irrigation to each homesite is scheduled to run two days per week in the evenings after 10pm. Irrigation times may be subject to change as needed. If you wish to opt out of the cut, trim or chemical applications as part of the landscaping services, please contact Miami Management to complete the required OPT OUT FORM.

HOA & Club Dues Thank you to homeowners who have remitted their Association dues on time. As a reminder, the HOA and Clubhouse Assessments are due on the 1st of each month and are late if received after the 15th of the month. Please make sure that these payments are made separately, include the account number and submitted on time to avoid incurring late fees. There is a $25.00 late fee if payment is not received on time. Payments can be made via mail, online or ACH. Please make check or money order payable to the HOA and/or Club MiraLago and mail to: MMI Payment Processing Center 14275 SW 142nd Ave, Miami, FL 33186.

Annual Residential Lease Renewal

Change in Resale Contribution

Effective on February 1st, 2022, the MiraLago Estates 1 Neighborhood Association will require a $2,000.00 (twothousand dollar) Resale Contribution for all purchases within the community. At the January 2022 Board of Directors Meeting, the MiraLago Estates Board of Directors made a motion to increase the collection of a Capital Contribution or Resale Contribution in the amount of $2,000.00 (two-thousand dollars) for every purchase within MiraLago Estates. All purchase contracts executed on or after February 1, 2022 will be subject to pay the required increased contribution to the MiraLago Estates 1 Neighborhood Association prior to Association screening approval.

Screening Applications and Lease Renewals: The HOA requires screening applications for all purchases, leases, lease renewals and additional occupants. If you need a screening application, please visit the MiraLago Estates website or email Stacy Siegel, the property assistant, at [email protected]. Please remember, lease renewals must be approved by submitting an application through Tenant Evaluation 60 days prior to the lease expiring.

Common Homesite Maintenance Violations

Properties that are maintained, keep the community looking great and increase property values. The MiraLago Estates Association performs monthly exterior property inspections to each homesite. If you receive a courtesy/final notice, please comply within the timeframe as stated to avoid possible fines. Some of the most common violations that the inspector notes are: pressure cleaning the roofs/driveways/sidewalks, missing or dead landscape plant material, landscape enhancements to unattractive landscape beds, missing mulch, and faded garage doors/hardware paint. We encourage each homeowner to check their property regularly and address any maintenance matters in order to avoid a notification from the Association.

As per the MiraLago Estates 1 Neighborhood Association, Section 18.12 Resale Contribution: Association may establish a resale contribution ("Resale Contribution"). This shall be collected upon every conveyance of ownership interest in a Lot by an Owner other than Developer or Builders an amount payable to Association. The Resale Contribution shall not be applicable to conveyances from Developer or Builder. After the Lot has been conveyed by Developer or a Builder there shall be a recurring assessment payable to Association upon all succeeding conveyances of a Lot. The amount of Resale Contribution and the manner of payment shall be determined by resolution of the Board from time to time; provided, however, all Lots shall be assessed a uniform amount. The MiraLago Estates 1 Neighborhood Association is seeking homeowner volunteers to participate in Association Committees. Committees are vital in the day-to-day operation of the MiraLago Estates Association, and the Board welcomes and encourages all homeowners to volunteer for a committee Committee members will be required to meet on a monthly basis, engage in such work as may be authorized by the Board, and provide recommendations to the Board with respect to their areas of responsibility. All standing committees are established for a term of one year and are re-appointed at the annual MiraLago Estates Annual Meeting each October. We encourage all homeowners to remain involved with MiraLago matters by attending monthly Board meetings.

Resident Mailboxes Each property within the MiraLago Estates community is fortunate to have individual mailboxes. We ask that residents report any damaged mailboxes to management and be mindful to remove any bird waste with soap and water so that the paint is preserved. Maintenance will be coming around cleaning the mailboxes as well in efforts to keep them preserved.

Who is our Property Manager and how can we contact her? Melissa Auricchio is our Property Manager with Miami Management, Inc. She can help provide decals, Architectural Modification forms and occupant ledgers, log concerns, complaints, etc. and handle many of your requests. HOA and Clubhouse Assessments are due on the 1st of each month and are late after the 15th of the month. These are two separate payments.
