DEPOSIT PROTECTION

Residential Letting without Management

Deposit Protection (Let only landlords only)

(3/4 month’s rent + VAT letting fee plus Tenant Validation Fee £200 + VAT / 120% of one month’s rent letting fee).

I/we as the landlord/s will hold the deposit and am/will be registered with an appropriate tenancy deposit scheme. I confirm that I/we will register the deposit with:

Letting with Rent Collection (1/2 of a month’s rent as a letting fee plus 7% of monthly rent collected + VAT / 60% of a month’s rent letting fee plus 8.4% of monthly rent collected all inc.VAT).

Residential Letting with Management (1/2 of a month’s rent as a letting fee plus 10% of monthly rent collected + VAT / 60% of a month’s rent letting fee plus 12% of monthly rent all inc.VAT).

Property Management If property already let (10% of monthly rent + VAT / 12% of monthly rent inc. VAT).

Property Management of a vacant property (£100.00 + VAT per week / £120 inc.VAT per week) .

Please enter the name of the deposit scheme (including whether an insured or custodial scheme) together with a note of your Landlord ID Number. We cannot pass the deposit to you without this instruction.

Deposit Protection (all landlords)

I/We the landlord/s wish Thomas Merrifield to offer any prospective tenants the option of a Deposit Replacement product from Zero Deposit Guarantee and agree to the terms listed under Clause D2 in the Terms of Business provided. We understand that no monetary deposit will then be held.

Please Note: If you choose to use our Letting or Rent Collect Service then you must make sure that a gas inspection is carried out on all gas appliances and flues at least every12 months by an engineer registered with Gas Safe. You must also give the tenants and Thomas Merrifield a copy of the formal Landlord Gas Record which is issued following the inspection. By signing below, you confirm that you are aware of your obligations and can confirm that you accept full responsibility for ensuring that the inspection has taken place before the start of the tenancy and also that you will continue to ensure that an inspection is arranged every year and certificate obtained and supplied to the tenant every year when necessary whilst the tenancy continues.
