Once you have taken the decision to instruct Thomas Merrifield we will provide you with practical advice on how to present your property for sale and then move ahead with producing our marketing materials. Photographs Images appear on the property portals, our own website, in our brochures and in any print advertising and with the majority of searches on Rightmove carried out on a mobile phone it is essential to get the photography right. We will use high resolution wide angle internal and external photographs in order to enhance and promote your home in the best possible light. Floor plans Floor plans are a vital marketing tool and are made available online and in the property brochure. These are essential in the marketing process as they enable buyers to gauge the proportions of your home quickly and act as a reminder of the layout after viewing. Energy assessment We’ll arrange for an accredited assessor to visit you and produce an Energy Performance Certificate (EPC) if you don’t already have one. All properties must have a valid EPC before we commence marketing. Property Brochures Using the information above we produce a user-friendly brochure, online and in print, that is designed to provide enough information to entice the potential buyers to make further enquiries and hopefully appointments to view. Before marketing commences we will send a draft brochure for your approval.
Through our digital marketing agency we also feature properties on digital platforms such as Facebook and Twitter. Active Buyer Database We are dealing with active buyers through our network of offices every day, whether by email, over the phone or meeting them when they call into our offices or at property viewings.
