ASSOCIATION MANAGEMENT NEWS DEANNA LOUGHRAN, Executive Director
As 2022 comes to a close, the Board of Directors (Board) has reviewed and acted on financial plans for 2023. At the September 28th meeting, the Board voted to “publish” the 2023 Sun City Huntley Budget pursuant to Article 8.3 of the Declaration of Covenants, Conditions and Restrictions for Del Webb’s Sun City – Huntley. According to this Article of the Declaration, members are to be provided a copy of the proposed annual budget (operating and reserve expenses) at least 30 days, but not more than 60 days prior to adoption by the Board. To fulfill this obligation, a copy of the 2023 Sun City Huntley Budget is included as an insert in this (November) issue of the Lifestyles. Attached Product Neighborhood (APN) budgets will be mailed to address on file for each APN homeowner. As in previous years, Management and the Finance Advisory Committee worked together to present a fiscally responsible budget to the Board. Once you have taken advantage of this opportunity to review the materials provided, please consider participating in the Budget Review Presentation provided on Wednesday, November 10th at 4pm in the Birch Room. An opportunity to ask questions about the budget will be provided during the meeting. On behalf of your entire community management team, we appreciate the opportunity to serve you. Happy Thanksgiving! APN Insurance Meeting: Vinnie Hager, JGS Insurance, President, will host a meeting regarding property insurance coverages provided to the Attached Product Neighborhood (APN) homeowners on Tuesday, November 1st, at 1pm in the Birch Room. In September, documents were mailed to APN homeowners containing a breakdown of association and homeowner coverage responsibility. Mr. Hager will review these documents and answer questions from attendees. If you did not receive these documents, please visit www.sccah.com Document Library --->Forms and Other ---> Insurance Information.
President’s Corner MARILYNN BERENDT, SCCAH President Greetings from your 2022 Board President. This month since there is no Board of Director’s (BOD) meeting in November, I would like to do a “year in review”: • Last year at this time, we were all faced with the pandemic and were following all the State Mandates related to COVID. We were sick of wearing masks and concerned with the effect that this practice was having on the nation’s school children. • Most of us chose not to travel, go to restaurants, or get together with friends, family, or neighbors. • We all were faced with decisions on whether we should take the vaccine. Today, a year later, many of us are choosing to get our boosters and are doing so, “unmasked”. The biggest thing on our minds is worrying about our Florida friends and families. Such devastation is beyond what we could have imagined. Knowing what great people we have in our community, I’m sure we all are wishing for the speediest recovery and rebuilding possible. Lastly, in the next few months, our community will see other changes in our Board. Vito, Bob, and I will be stepping down, as we have served you for 3 terms of office and will welcome the newly elected residents. In December, I will feature the final Advisory Committee which is the Lifestyles Advisory Committee. Again, on behalf of the BOD and management, my sincere thank you to all our wonderful volunteers who contribute in keeping SCCAH the premier Active Adult Community that it is. Yours in Service, Marilynn Berendt/SCCAH President Visit our website for the latest information about your community | WWW.SCCAH.COM

BOARD MEETING HIGHLIGHTS WEDNESDAY, SEPTEMBER 28, 2022 The Sun City Community Association Board of Directors Meeting was held on Wednesday, September 28, 2022 at 9:00 AM in the Birch Room. The meeting was also streamed live via YouTube. All 7 directors were present. • The Chairperson of the Neighborhood Advisory Council (NAC), whose presentation to the Board had been postponed from last month, addressed several points of concern. First, the improvement of communication within the community is a primary focus. Second, some residents living in larger neighborhoods feel that they merit more than three NAC Representatives allotted to all neighborhoods, regardless of size. Third, the NAC is having some difficulty attracting volunteers, although the October food drive is attracting quite a few. Fourth, the NAC might benefit from additional exposure in “Lifestyles,” or in eblasts, or by having a modest budget for expenses. The Board expressed gratitude to the NAC for its efforts in our community. • The Golf Advisory Committee made a presentation to the Board, as scheduled. The committee presented a list of strengths and weaknesses of Whisper Creek. The committee members conducted an evaluation aimed at reporting how the golf experience at Whisper Creek compares to other courses in the area. The committee also presented its goals for the upcoming year. The Board thanked the Golf Committee for an in-depth report. MEMBER COMMENTS • A resident from N29 made a number of recommendations: 1. A storage facility for residents’ RV’s and other vehicles; 2. Decorative rocks to be placed in front of utility boxes; 3. Replacement of stone veneers that are crumbling; 4. Changes in snow removal procedures; 5. A low cost loan program for roof replacement; and 6. Allow fishing on the golf course lakes. • Two residents spoke regarding pickle ball. A couple from N21 stated that pickle ball players are unable to secure play time in the more popular activities. A resident from N30 questioned why the court usage data collection isn’t a more transparent process. • A N19 resident reminded us that there will be a Veterans Luncheon on November 11th and that WWII and Korean War veterans can attend for free. He also mentioned the October 13th Food Drive for Grafton Pantry. Cash, checks and gift cards are best. No expired food, please. MINUTES FOR APPROVAL • Minutes of the August 24th Board Meeting were approved with three minor revisions, (7-0)
to deface the campaign fliers of several candidates • The Sun City staff has achieved a 95% answer rate by writing insulting remarks on them. Mrs. Berendt on all phone calls thanks to a new routing system. reiterated the need for civility and mutual respect • Early voting for our Kane County residents will be among residents, employees and volunteers. held in Prairie Loge from October 31-November 3. . ANOTHER ONE OF YOUR NEIGHBORS GOT FLOORED BY GARRY’S!
Dear Friend, We floored some of your neighbors houses and thought you might want to know about it. And if I don’t say so myself, they look
MARVELOUS!
A quick look at what just a few of your neighbors had to say about my services!
Garry’s Flooring did a GREAT job making my home look great before I put it on the market. The installers did a great job cleaning up. I wasn’t present when they installed the carpet, but when I went to the home, I was amazed at the cleanup they do. Great Job!! J. Bestmann - Huntley
The installers were great, did the job in a timely manner. GREAT JOB! I will call Garry’s Ultimate Flooring in the future. THANKS! J. Hardy - Huntley A good, full-service flooring dealer should be able to help you find a good match. A couple of Woodchucks have had good experiences with Garry’s Ultimate Flooring. Garry is an expert in the floor covering industry. He has helped thousands of Business & Home owners in educating them in what floor will be right for them. With his “there are more important things than just getting the sale” attitude, he has helped many people in getting the flooring of their dreams!
Pa i d Ad ve r t i s e m e n t s
I really like my floor (hardwood). It was installed very well and I really like my choice. I would definitely buy it again! Garry was educational and accommodating to my needs. His price was the best of the estimates I received. He brought samples to my home. He wanted me to make sure what I bought was right for me. J. Chase - Huntley

Blue Green Algae and how to get rid of it
Causes Blue green algae, which is actually a type of bacteria, is spread via the wind from one roof to the next. In most neighborhoods, virtually all of the roofs exhibit the unattractive staining you see in this picture
Solution Copper is a natural inhibitor of blue green algae. GAF Timberline HDZ shingles contain a slow-release granule that releases over time. The shingles carry a 25-year warranty against blue green algae growth.
