ABOUT SAN ANTONIO
A modern city with distinct Hispanic influence, San Antonio is the third largest city in Texas and the seventh largest city in the United States. Downtown San Antonio is teeming with life, modern amenities, and rich history, with skyscrapers intermingling with legendary historic sites, including the Alamo and the Spanish Governor’s Palace. The iconic River Walk, also known as the Paseo del Rio, is dotted with shops, cafes, and lively entertainment venues along the scenic San Antonio River.
Along the San Antonio River, San Antonio sits at the border of the coastal plain to the southeast and the Hill Country to the northwest. The climate is a mix of humid subtropical elements in summer and continental elements in winter. Temperatures range in the 50s in January, and above 90 over 80% of the time in mid-summer months. Precipitation is fairly well distributed throughout the year with the most substantial amounts occurring from May to September. Measurable snow occurs only once every 3 or 4 years, and tropical storms occasionally affect the city.
The triumph of the Mexican War in the 19th century opened vast swaths of land north and east of San Antonio for settlement and agricultural development. This growth gave rise to New Braunfels and San Marcos, and many European immigrants (especially Germans) settled there. Desirable neighborhoods like Hollywood Park, Hill Country Village, and numerous other developments northeast of the State Route 1604.
Known for its casual and relaxed character, San Antonio also includes a thriving business community. Among those that call San Antonio home are SBC Communications (AT&T), Valero Energy, Tesoro Petroleum (oil and gas), and Clear Channel Communications, along with a strong banking and financial services presence. To boot, the South Texas Medical Center is one of the largest in the state, with a substantial medical and biotech research component.
Several nearby United States Armed Forces installation facilities bring a strong military presence. With a full complement of museums and vibrant cultural assets, sports teams (notably the NBA’s San Antonio Spurs), transportation facilities, and entertainment venues, San Antonio is rich in culture, sports, and entertainment. These, accompanied by a strong economy, low cost of living, and a favorable winter climate translate into a city that is flourishing.
Welcome to San Antonio! (210) 305-5665 | [email protected] | www.MStagersRealtyPartners.com

Universal City is served by the highly regarded Judson and Schertz-Cibolo-Universal City Independent School Districts, and Northeast Lakeview Community College, a campus of the Alamo Colleges, is located within the city limits.

WHAT TO KNOW BEFORE MOVING TO SAN ANTONIO If you've ever heard anyone talk about San Antonio, we’re sure the River Walk was brought up more than a few times. We can honestly say that the River Walk is the perfect place to spend a few afternoons. Who doesn’t love to stroll along a river lined with beautiful restaurants, bars, and local boutiques. No matter what time of year, the River Walk continues to be a great destination for visitors, tourists, and residents alike. Don’t believe us? Well, you'll have to check out some of the annual festivals that happen along the river and tell us what you think yourself.
Now, you may have heard about how much Texans love their football, but you may not have heard that the same can be said for our basketball. In fact, you may even be shocked to see how much our love for the Spurs runs deep. Honestly, you may as well jump on the bandwagon now, or be prepared for some pretty heavy trash talk about your team by the time March Madness rolls around.
What goes great with a little competition? Breakfast tacos, BBQ, and just about any other food item you have a craving for. Brews and basketball might be the norm in every other town, but in San Antonio it's all about bites and basketball. Why is that? Well, we’ve got some of the best food around! We're telling ya, if you’re not a foodie before you move here, you will be after. We’ve mastered Tex-Mex cuisine, and we know that every menu around town will have something that tickles your fancy.
If you consider yourself a history buff or a lover of everything found in nature, then San Antonio is once again going to be your favorite place to call home. From the Natural Bridge Caverns which boast some of the most aweinspiring limestone formations you'll ever see to The Alamo which is a deep rooted part of city’s identity. These barely scratch the surface of some of the best things to experience in the area, but they’re always worth a visit time and time again.

Bistro 09 Buying a one-way ticket to France and diving into all the delectable foods and wines they have to offer may not be in the budget this year, but luckily, Bistro 09 is bringing some of that French cuisine right here to San Antonio. All of your favorite French classics are right here, and we’ve hear that the steak tartare is some of the best around!
The Good Kind If you and your loved ones always have a hard time deciding where to dine, The Good Kind may have everything you've been looking for. With a variety of healthy options as well as some not so healthy options, the menu is diverse and gives a whole new meaning to "comfort food."
Range It wouldn't be fair to talk about great Te x a s e a t s w i t h o u t h a v i n g a steakhouse on the list, now would it? The intimate atmosphere welcomes all guests who pass through their doors, but the true testament of it making it onto our list, is their ability to bring new takes on the classics. You won’t find better steaks, ribs, or seafood bar in the neighborhood.
Battalion Is there anything as comforting as a warm bowl of pasta? Yes, in fact there is! A warm bowl of handmade pasta paired with a drink from Battalion's extensive wine and cocktail menu. Trust us, you’re going to have a hard time ordering just one item from the menu.

Southtown Pizzeria Nothing brings people together like a good pizza, and Southtown Pizzeria is doing things right. Enjoy a pizza that’s always hot, thin, and layered with fresh ingredients.
Botika For those of you who like to step out of your comfort zone and try something completely unique, then Botika has to be the first place you check out! You’ll find a menu that highlight ChinesePeruvian & Japanese-Peruvian fare, and did we mention they have a delicious fried banana dessert?
Chisme Free chips and queso during happy hour would put any restaurant at the top of our must-visit list, but this place does modern Mexican food right. That's all we'll say, so check it out for yourself.

KID-FRIENDLY SAN ANTONIO ATTRACTIONS We know that as a parent, sometimes the only thought that can cross your mind is, “how do I keep my kids entertained for the day?” Never fear, we have a few ideas that you can run through, and we’re sure a few are bound to put a smile on your family’s face.
1. Head to the Doseum - a hands-on museum that allows kids all of ages, that includes you, dad, to interact with the attractions available. Travel into the future, splash around in some water, climb a huge outdoor play structure, become a spy, visit Tiny Town, and do so much more for hours of fun!
2. Prepare to meet the best sharpshooters around at San Antonio Western Shooting. For three hours you’ll be able to learn about and fire revolvers, rifles, and shotguns on the set of an old west town.
3. The Witte Museum is where we all let our inner Indiana Jones run free. Explore a time when giant crocodiles, T-Rexes, and Acrocanthosaurs roamed Texas. The Smithsonian affiliate has hands-on exhibits throughout the museum.
4. Kiddie Park is where amusement parks got their start. It’s one of the oldest amusement parks in the country and has tame rides that even your little ones can go on. For older kids, there are plenty of arcade and carnival games to check out.
5. Morgan’s Wonderland is a fun oasis for families with special needs children. They have sensory areas, warm water splash pads, and wheelchair swings to make sure that everyone in the family gets to join in on the fun.
6. Looking for your own safari adventure? Check out Natural Bridge Wildlife Ranch! This drive-through safari allows guests to get up close and personal with a variety of wild animals. One bag of animal feed is provided to each car , and you’ll see everything from ostriches to rhinos walking around.
7. If you have a big animal lover in your midst, the San Antonio Zoo and San Antonio Aquarium offer some great sights and deals on day passes!
8. Amazing Mirror Maze will have you seeing two, three, even eight of yourself. Can you find your way out while wandering the halls of mirrors? There’s also a vault laser challenge, where you can finally live out your Mission Impossible dreams.

TEXAS RELOCATION REPORT | 2020 EDITION
EXECUTIVE SUMMARY Texas ranked second in the nation for relocation activity in 2018, according to the 2020 edition of the Texas Relocation Report released today by Texas Realtors, which analyzes the latest migration data from the U.S. Census Bureau and U-Haul. According to the report, Texas welcomed 563,945 new residents in 2018. This figure is more than the number of out-of-state residents who moved to Texas in 2017 (524,511). The net gain of out-of-state residents in Texas in 2018 increased 78.1% from 57,173 in 2017 to 101,805 residents in 2018. Among U.S. states, the highest number of new Texans relocated from California (86,164), Florida (37,262), Louisiana (29,108), Oklahoma (24,590) and New York (21,509). The number of people who relocated from California to Texas increased by 36.4% compared to 2017. The Lone Star State also welcomed 201,559 new residents from outside the United States in 2018. Texas ranked third in the United States for the number of residents moving out of state (462,140) in 2018. The most popular out-of-state relocation destinations for Texans were California (37,810), Oklahoma (31,551), Colorado (26,930), Florida (24,197) and Louisiana (23,588). At the metropolitan statistical area (MSA) level, Los Angeles-Long Beach-Anaheim, New York-Newark-Jersey City and Chicago-Naperville-Elgin produced the highest volume of residents relocating to Texas. The Dallas-Fort Worth-Arlington MSA recorded the highest number of incoming residents from out-of-state (200,966), followed by Houston-The WoodlandsSugar Land (176,110). At the county level, Harris County (Houston) led the state with a net gain of 80,572 residents relocating from out of state, but four of the top 10 counties with the highest net gain of out-of-state residents were in North Texas (Dallas, Tarrant, Collin and Denton counties). Three of the top 10 counties were located in Central Texas (Travis, Williamson and Bell).
