COMPANY PROFILE INTRODUCING WRIGHT BROTHERS Wright Brothers, The Building Company was founded 60 years ago in Rupert, Idaho by brothers Lawrence and Damien Wright with the concept that no job was too big or small. Taking the Wright Brothers’ legacy of honesty and integrity, it was incorporated in 1986 and has since developed extensive experience in design-build, commercial construction, education, and energy efficient building projects. Our expertise extends beyond Idaho completing projects and holding licenses in 16 states.

CONSTRUCTION MANAGEMENT TECHNIQUES AND METHODS Wright Brothers became the first licensed Construction Management firm in the State of Idaho in 2000 and has offered quality Construction Management Advisement or Constructor Services ever since. Second generation owner, Bob Wright, was the first Idaho Construction Manager to complete the CMAA certification program. His son, Trevor Wright, is also a licensed Construction Manager for Wright Brothers.

SIZE Wright Brothers has grown to be an established midsize construction management and general contracting firm within the Treasure Valley. We currently employ just over 100 employees. The size of our company allows us the ability to incorporate experienced team members, including owners within projects to ensure a personal and professional construction management experience. Wright Brother’s also includes an experienced in-house Concrete Division as well as a Maintenance Division.

As licensed Construction Managers, we understand the importance of proper planning and management of the project. We implement pre-planning and pre-construction strategies to make sure that all parties within the project development team are aware of the critical path and the requirements necessary to meet the path’s deadlines and exceed the level of accuracy and quality expected in the project specifications. With over 29 years experience in the Construction Management industry we provide an integrated approach which brings all parties to the table so that we are able to maintain excellent communication throughout construction process thus eliminating unwanted surprises.

BACKGROUND: 15 years in the construction industry and a BS in Business has given Trevor a practical understanding of construction that allows him to work on design and production within the office as well as on the job-site. In 2011, Trevor helped establish the Minot, ND office.

BACKGROUND: Zach’s BS in Construction Management along with diverse project delivery experience both locally and out-of-state enables him to successfully manage all types of projects. His understanding of construction, time-value of money, and the client’s needs makes for an enjoyable experience for all parties.

Featuring a “speakeasy” style bar hidden inside the building, the Outback Steakhouse is the newest addition to coastal San Marcos, California. Equipped with outdoor fire pits, VIP room, state of the art kitchen and high end finishes throughout, Outback San Marcos is the newest addition to Cerca Trova’s franchise lineup.

SMOKYMOUNTAINPIZZARIA The second Smoky Mountain location Wright Brothers built for the owners was a ground up construction in the quickly expanding Kuna, Idaho area. The building was wood framed construction with brick masonry, cement siding, and stucco exterior finishes. Interior finishes included custom wood work, tile, sealed concrete and laminate wood flooring.

THEFUNKYTACO

The Funky Taco is located in Downtown Boise, Idaho off of historic 8th Street. The 100-year old building was remodeled to include a 1,879 SF dining area, 762 SF basement with walkin cooler, and a 291 SF mezzanine to feature live music and entertainment. A massive mural was commissioned by the owner from artist Cody Rutty.

TROPICALSMOOTHIE

TWO LOCATIONS

Tropical Smoothie Café’s has two Boise locations, one Downtown Boise and one in the busy Calderwood Business Complex. The projects are tenant improvements within buildings that required a high degree of coordination and quality expectations. The Downtown location especially required thoughtful staging, scheduling and phasing with limited storage area for materials. The space includes a Men’s and Women’s Restroom, a drive-thru for convenient service, and seating for approximately 40 customers. The dining area features an assortment of stained wood finishes, a large 12-foot butcher block counter top for bar seating, and Tropical Smoothie memorabilia. The kitchen includes a walk-in cooler/freezer, multiple high grade blenders, and prep areas.

COPENROSSGROWLERS This project was a 1,813 SF tenant improvement in existing restaurant suite. Renovations included demolition of existing walls and doors. A new bar and growler refill station was built.

Slyce Box opened in Kuna, Idaho at the end of 2017. The 2,600 SF tenant improvement project consisted of an 800 SF dining room, 300 SF bar area, two bathrooms, and a complete 900 SF kitchen installation. The store front was remodeled and a drive-thru window was also installed.

Wright Brothers, The Building Company recently completed a historic renovation of the 98 Brookline building into the newest Tilted Kilt restaurant. Located directly across from Fenway Park, great care had to be taken throughout the entirety of the project to mitigate pedestrian and business disruption.

The lower level of the building was converted from an old parking garage into a viable building. Water table issues throughout the years had washed out existing grade leading to the necessary restoration of the sub-grade including re-shoring to support the building and concrete. The building’s water lines also had to be completely redone. Interior renovation of the street level space included complete gutting of the existing bar to Tilted Kilt franchise standards with a full kitchen and extensive AV package also installed. Two more floors were also renovated above the Tilted Kilt including a structural deck and infill of elevator shaft, new power service, plumbing and HVAC, ceiling and floor prep for future office or retail use.

GOODWOODBARBECUE

This 5,473 square foot project from start to finish was completed in five months. The structure of the building was built on a 4” concrete slab on grade. The exterior walls were framed with 2x6 Doug-fir and sheathed with ½” OSB. The interior structure being supported by 5 x 5¼ tube steel columns connected to gluelam beams. Some of the exterior finishes included exposed rough sawn timbers accented by 4” stone veneer columns, painted wood siding and EIFS. Roofing materials included modified bituminous roofing and fire retardant cedar shakes. A unique feature of this restaurant is decorative gas lamps on the exterior of the building as well as inside.

Finishes for the interior of the building included tongue and groove stained planking, at ceiling and wainscot areas, accented with stained maple trim. The floor finish, in the dining area, was stained concrete with a sealer. In the cooking and prep areas the flooring consisted of an epoxy finish for durability, the wall and ceiling finishes being FRP and acoustic panels respectively. The owner provided and installed all of the kitchen equipment, including the walk-in cooler/freezer. Wright Brothers installed the (2) smokers that were provided by the owner. Site improvements included a (65) stall parking lot and associated landscape work.

POPEYESLOUISIANAKITCHEN

Boise’s newest Popeyes Louisiana Kitchen was just completed July, 2016. This project was a complete remodel of the existing Serenity Bank Building. The extensive rebuild included exterior stucco, paint, and the addition of awnings over the entryway. Interior modifications included demolition of bank components and the addition of a complete restaurant build-out including kitchen appliances, counters, customer tables, chairs, and booths.

COA DE JIMA This project was a 2,600 SF tenant improvement in a former restaurant. The space was transformed into a new bar/restaurant in downtwon Boise.

WESTERNPROPER Western Proper is locared in downtown Boise. This almost 11,000 SF restaurant has an indoor bowling alley, multiple dining rooms and bars. This project included both interior and exterior demolitions.

October 22, 2017 Regarding: Wright Brothers Construction of Tropical Smoothie Cafe To whom it may concern; Kory and I are owners of the franchise rights of Tropical Smoothie Cafe for the State of Idaho. Our commitment to our franchise required us to construct 4 cafe's over a 36 month period, with one of those being completed within 12 months of signing our agreement. Because of the tight timeline, we began inquiring with contractors regarding the construction of our build out soon after we completed our franchise agreement. A couple of national companies reached out to us and requested the opportunity to bid out our project once plans were completed. During that period of time, we received a call from Cole Krueger of Wright Brothers construction. We have known Cole for many years, as he was a friend with our daughter through school. Cole asked us for the opportunity to meet with Jeremy Schalk and himself to show the capabilities of Wright Brothers. After meeting with Cole and Jeremy, we were very impressed with their presentation and we reached out to a couple of their previous clients. Each client provided positive feedback regarding their projects involving Wright Brothers. During the 4 months leading up to our final design and the request for bid packages, members of the Wright Brothers team repeatedly contacted us and checked in with us. They requested site visits a number of times to look through the existing site so that they would have the best knowledge of the site. They also requested design plans as soon as they could get them so that they could submit preliminary designs to their subcontractors for the most accurate bidding. Once we sent out our bids, Wright Brothers again contacted us to clarify issues within the design that could possibly save us money in the build out and assist in the timeline. Out of the 7 bidders, Wright Brothers was the most proactive and also provided one of the most competitive bids. After hiring Wright to complete our build-out, we had a very streamlined process of completing the project, from pre-construction to post-construction. Pretty much everything went as expected. Timelines and costs were managed as expected. In the instances that there were issues related to the existing site, Cole and Jeremy were extremely pro-active in resolving the issue and preventing excessive change orders. Additionally, Jeremy and Cole reviewed our lease and wrote a letter to our landlord regarding a couple of issues with the building that created unforeseen costs within the build out. Due to those letters, the landlord agreed to pay for ½ of the costs of those items, saving us nearly $3000. Overall, the Wright Brothers team delivered extremely professional service, with weekly construction updates on costs and timelines, continual communication regarding any unforeseen issues with the build out and an overall complete oversight of our construction project. We believe that they demonstrated a process and professionalism that was above and beyond what a client would expect from their contractQr. Not only would we highly recommend Wright Brothers, but we have contracted them to complete our new Tropical Smoothie Cafe build out in Downtown Boise. Sincerely,
