A recent survey found that 75% of owners were over planned budgets on their projects, and 77% were facing delays in the schedules. For each development project, owners experienced an average of six changes to the budget and five changes to the schedule, with a 15% average increase in project costs as a result. Turner provided construction management services for the New Settlement Community Campus, which includes two schools: a primary school with a capacity of 423 students, and an intermediate/high school with a capacity of 568 students. The campus also includes separate administration suites for the two Principals, as well as offices for pre-kindergarten, supervisors and guidance counselors. The campus includes a shared community center with a swimming pool, gymnasium and related recreational facilities. This shared complex and other school facilities including the kitchen, cafeteria complex, auditorium, library and play yards will not only serve the school population but will also be available for off-hour use by the local community. The New Settlement Community Campus is designed to meet the NYC School Construction Authority’s Green Standards, including waste recycling and the use of local building materials from sources within a 500-mile radius.

PROJECT DESCRIPTION

Completed in 36-months, the Samantha Smith School, also known as PS 182Q, is a four-story, 95,000 sq. ft. elementary school located in Jamaica, Queens. Constructed on behalf of the New York School Construction Authority (SCA), PS182Q was built in accordance to New York City’s Green Building Law, and the SCA’s sustainable design and construction mandate called the NYC Green Schools Guide and Rating System. Features of the elementary school include 21 classrooms, two science laboratories, a multi-purpose gymnasium, auditorium and a full service kitchen/ cafeteria. A separate designed and constructed playground was also created for pre-kindergarten aged students. In addition to the numerous interior features, Turner completed extensive site work, which included hard and soft landscaping and new sidewalks.

Turner provided construction management services for a 30,000 sq. ft. renovation and a small addition in to an elementary school in Queens, NY. This project included an 18,000 sq. ft. addition. The renovation consisted of utilities alterations and upgrades; site work to provide access and traffic flow into and out of the school; and an outdoor playground for the students. The additional work was scheduled to be completed while the school was still in session and was therefore on an aggressive schedule. The addition contained one elevator for ADA purposes, classrooms, a lunch preparation room area, and one stairwell. This project required asbestos and lead abatement. Fresh air return, window guards and placement of MEP controls are just some of the items that needed additional attention for the health and safety of the children attending the school.

Turner provided National Heritage Academies (NHA) with construction management services for interior renovation and expansion of elementary and middle school, Brooklyn Dreams Charter School. The scope of work included a five floor 50,000 sq. ft. interior renovation, and 18,000 sq. ft. building addition. Interior renovations consisted of utilities alterations and upgrades; as well as exterior site work and playgrounds. To meet NHA’s schedule, excavation and foundation work was expedited so that it could be fit-out without disrupting students during their academic year. In addition, special care was taken to segregate the construction area from active school zones. The addition included the installation of one elevator for ADA purposes, and an ADA lift, classrooms, a lunch preparation room area and two stairwells.

Turner provided the New York School Authority (SCA) with construction services for a 55,700 sq. ft. addition to P.S. 101K, the Verrazano School in Brooklyn, NY. The addition, which includes the construction of ten classrooms, various ELA facilities, administrative offices and a kitchen/cafeteria is being completed while the elementary school remains fully operational. To safeguard the schedule, students and faculty, the project team built a strong relationship with the Principal, who revised the school’s summer hours to accommodate major scopes of work. Additionally, the school’s small footprint has presented the team with limited space for staging materials. To overcome this, the team met with major subcontractors and devised a plan to sequence the work in such a manner that makes efficient use of what little laydown space is available.

Turner provided construction services on behalf of the New York School Construction Authority (SCA) to complete the new construction of the Hector Figueroa School (P.S. 398), a four-story elementary school located in Queens, New York. The scope of work features a gymnasium, rooftop playground, a community room and facilities for music and art instruction. To meet the SCA’s deadline and successfully complete the project, the team managed a series of challenging site conditions. For example, to maximize the space available for the delivery and staging of materials, a just-in-time delivery approach was developed in-conjunction with the SCA and surrounding community. Additionally, a dewatering program was developed to safeguard the site from potential floods due to discrepancies in the site connection plan.

Turner provided construction services on behalf of the SCA to complete P.S. 376Q, a 4-story elementary school located in Queens, NY. The 82,000 sq. ft. facility accommodates upwards of 468 students from pre-k to 5th grade. Encompassed is art and science facilities, a library, full-service kitchen/ cafeteria, as well as a gymnasium. Additional features include two separate playgrounds, one of which constructed specially for younger students. To complete the project in 18-months, the team facilitated biweekly meetings to review progress and forecast upcoming work. This collaborative approach ensured that potential scope of work issues were addressed before they could affect the overall schedule. For example, the team initiated a winter protection plan to fully enclose the building that allowed interior construction to continue during the winter months.

Scope of work also included the demolition of an adjacent NYPD parking lot, an abandoned single-Story building, and a portion of the Shamrock Horse Stables. With the guidance of a LEAN oriented management team provided by Turner, the project was completed in just 3 years.

The Knowledge is Power Program’s (KIPP) DC’s Douglass Campus project included a full renovation of the 160,000 sq. ft. facility, originally built in 1952. The original facility accommodated 1,500 students from Pre-K through High School. The facility housed four separate schools - KIPP DC’s Discover Academy Early Childhood School, Heights Academy Elementary School, AIM Academy Middle School and College Preparatory High School. Located in Ward 8, Washington, DC this LEED Certified building incorporated a host of sustainable strategies, including the use of recycled material and certified wood, low flow faucet/ fixtures, low-emitting materials and recycling of construction waste. The project scope also included significant aesthetic repairs throughout the existing facility, new glass entryways, conversion of multipurpose space into an early childhood development center, gymnasium/auditorium renovations, infrastructure upgrades, addition of an elevator, full mechanical, electrical and plumbing upgrades as well as landscaping and site improvements.

Turner provided construction services for KIPP Sunshine Peak Academy, a public charter school with a college preparatory focus serving grades 5 – 8 in the Denver metro area. The project located on a two-acre site included a new 12,000 square foot load bearing masonry structure and two modular buildings totaling 10,000 square feet. Other than classrooms, administrative offices, multipurpose room, a parking lot and landscaping were also included in the scope of work.

PROJECT DESCRIPTION

The Knowledge is Power Program (KIPP) DC’s Will Academy project included the design/build of a 15,000 sq. ft. educational building jointly occupied by both Will Academy and DC Public Schools’ Scott Montgomery students. This educational facility featured a 7,000 sq. ft. gymnasium, 3,000 sq. ft. multipurpose room, and 5,000 sq. ft. of additional educational space. KIPP DC is a non-profit network of sixteen high-performing charter schools. Located in Ward 6 of D.C., on the Shaw Campus, KIPP Will Academy is a middle school that houses grades 5-8. The schools vision for design of the educational building was fostering rigorous and supportive learning environments that will prepare students for academic success in high school, college, careers and beyond. Upon completion, this project achieved LEED Silver Certification.

PROJECT DESCRIPTION

The school required several multi-functional, conference-like spaces to accommodate an education philosophy that provides students with many hands on applications and learning environments. The spaces are envisioned as collegiate in feel, providing various locations for the students to congregate and peer-learn in a comfortable atmosphere.

Bronx Experience

Turner has completed multiple projects in the Bronx since 2000. Over the last 21 years, we have worked on appoximately 2.5 million sq. ft. and over $750 million worth of work in the local community. We have experience with a range of projects serving education, cultural, public, and hospitality clients. We hope to continue building in the Bronx at KIPP School. Below is a summary of some notable projects in the area, including the School of Construction Authority’s New Settlement Campus and Yankee Stadium.

NYC SCA, NEW SETTLEMENT COMMUNITY CAMPUS 1501 JEROME AVENUE

Turner constructed the New Settlement Community Campus, which includes two schools: a primary school with a capacity of 423 students, and an intermediate/ high school with a capacity of 568 students. The campus includes a shared community center with a swimming pool, gymnasium and related recreational facilities.

THE NY YANKEES, YANKEES STADIUM 1 E. 161ST STREET

Turner constructed the new new 635,000 sq. ft. stadium which has a seating capacity of 52,000. Completed 4-months ahead of schedule, Turner set a new standard in construction excellence by delivering a world-class environment that preserves the authenticity and energy of the original Yankee Stadium. WILDLIFE CONSERVATION SOCIETY, AMBASSADOR CENTER & SPECIAL CARE UNIT 2300 SOUTHERN BOULEVARD | BRONX ZOO

Turner provided CM services for a 17,100 sq. ft. structure which was built with concrete masonry bearing walls on spread footings and features environmentally controlled spaces for each group of animals. Both buildings employ sustainable strategies to minimize the impact on the existing site NYC ECONOMIC DEPT. CORP., HERITAGE FIELD PARK RIVER AVENUE & EAST 161ST STREET

Turner provided construction management services for Heritage Field Park. The project included demolition of the original 1923 stadium and remediation of the 11-acre site. The stadium was originally built over urban fill and therefore all structures in the new park are supported by more than 400 piles.

NYC HEALTH & HOSPITALS, LINCOLN HOSPITAL ICU DOORS 234 E. 149TH STREET

Turner provided construction management services for the replacement of 125 doors at Lincoln Hospital. The new doors are now hollow metal with large E-glass vision lights. The scope of work included the removal of the existing doors and the installation of electrical switches at the nurses stations for the operation of the electronic glass. NYC ECONOMIC DEPT. CORP., FULTON FISH MARKET 800 FOOD CENTER DRIVE

Turner provided construction management services for a 450,000 sq. ft., 2-story, temperature controlled wholesale fish market facility on a 30-acre site. Extensive site work was required prior to the start of construction to properly dispose of and treat existing contaminated soils on site. Additional site work included the relocation of sanitary sewer and telephone services for the adjacent barge. NYC ECONOMIC DEPT. CORP., KINGSBRIDGE ARMORY WEST KINGBRIDGE ROAD

Turner provided construction management services for the renovation of the landmark Kingsbridge Armory. The goal of the 65,500 sq. ft. restoration of the buildings’ dilapidated exterior systems was to prevent further deterioration, abatement of the hazardous materials within the building and restoration of the building’s architectural façade.

MONTIFIORE MEDICAL CENTER, CHILDREN’S HOSPITAL 3415 BAINBRIDGE AVENUE

In 2001, Turner constructed a new 10-story 139,000 sq. ft. Children’s Hospital. This was NYC’s first major hospital building in years constructed solely for children. As one of the most advanced children’s hospitals in the world, its core pediatric services include: cardiac care, hematology/ oncology, nephrology and emergency medicine.
