Turner Construction Company

Because of our reputation as one of the top Construction Managers in the country, Turner has the privilege of leading some of the highest profile, often one-of-akind, projects all across the United States. Each year in celebration, we create our own city, with notable representative projects from across the globe.

Our Approach

Committed to Collaboration Turner’s philosophy is to work tirelessly to help your team deliver a successful project. We look to join the team as your partner and bring with us our core values of teamwork, integrity and commitment. Our professional staff are collaborative leaders that bring results, constantly challenging ourselves to maintain a deep understanding of our client’s goals and objectives of design, flexibility, and efficiency. We feel that working alongside the design team and client as a partner throughout the project starting early in preconstruction and extending through turnover and closeout leads to a successful project and long lasting partnership.

Preconstruction and Construction Services Setting clear guidelines, attainable project goals and objectives from a project’s onset ensures that budgets and schedules will be adhered to without ever compromising quality. Our preconstruction team begins with a thorough analysis of programming requirements and the scope of work to fully understand all variables and special circumstances that may impact a project’s overall success. Our due diligence during the preconstruction phase translates to you, in significant savings, a streamlined design process, and a fast-track project timetable that you know will be met. We look to align early with our clients and design partners to ensure that we understand their needs and set goals to maintain throughout the project lifecycle. We bring our lessons learned and building expertise to the project team to help challenge and drive the design to meet the overall goals including, quality, schedule, budget and end-user satisfaction. Our goal is to engage continuously as an active participant in the Preconstruction phase, providing input related to constructability, supply chain and market conditions. We find this proactive approach is more valuable to our clients and design partners than simply cost estimating at design milestones which usually leads to a reactive value engineering exercise causing additional work and delays to the project. The construction process realizes the plans and strategies that are generated in preconstruction. We offer construction management services under all contracting forms (lump sum, cost plus, guaranteed maximum price and CM as agent) and a variety of deliver methods including traditional, IPD and Design Build. Turner’s New York Group offers a complete range of preconstruction and construction services including: • • • • • • •

A Promise Made. A Promise Delivered.

A recent survey found that 75% of owners were over planned budgets on their projects, and 77% were facing delays in the schedules. For each development project, owners experienced an average of six changes to the budget and five changes to the schedule, with a 15% average increase in project costs as a result. The goal of our approach is simple - set and align expectations early. This is done by identifying, as a team, the elements of the program and design that are most important and then support the design team with informed construction management and continuous estimating. The following best practices are taken on each one of our projects to avoid becoming part of the statistics outlined below.

24% of respondents claim they are staffed with the right skill sets for financial governance, reporting & controls.

Team Selections As is consistent with our company pillars of teamwork, integrity, and commitment, we are dedicated to providing the staff that has been proposed on this project. Our operations management staff plans and projects the current and future workload of the business unit, and has hand selects the team based on many factors, including experience and availability.

of owners were over planned budgets on their projects.

Turner Construction Company

Turner, being one of New York’s largest building contractors and having tremendous experience with labor and labor leaders is in a unique position to address this issue in a much different way. Our approach is a “best value” approach and is based on being upfront, transparent and respectable to all our bidders both union and non-union. This simple and honest approach has proven to be a very effective solution to identify the most capable subcontractor to execute the work and has helped us create labor harmony for our clients, workers and staff.

Target Value Design offers all project team members an opportunity to engage in the design conversation concurrently with those people who will procure services and execute the design. It is a continuous process with constant team interaction and feedback. Target Value Design far exceeds quantity take-offs and cost estimation. It allows each of the team members to bring their perspective and concerns to the table and be addressed as the design develops in a continuous flow vs. at stagnant milestones.

PROJECT DESCRIPTION

Turner provided the New York School Authority (SCA) with construction services for a 55,700 sq. ft. addition to P.S. 101K, the Verrazano School in Brooklyn, NY. The addition, which includes the construction of ten classrooms, various ELA facilities, administrative offices and a kitchen/cafeteria is being completed while the elementary school remains fully operational. To safeguard the schedule, students and faculty, the project team built a strong relationship with the Principal, who revised the school’s summer hours to accommodate major scopes of work. Additionally, the school’s small footprint has presented the team with limited space for staging materials. To overcome this, the team met with major subcontractors and devised a plan to sequence the work in such a manner that makes efficient use of what little laydown space is available.
