EDITOR’S NOTE Government should hand hold real estate industry for its Growth & Development. The real estate sector in India is the second largest contributor to the GDP of the country only after agriculture and also employs the largest percentage of people after farming. Aside from this, the sector supports major industries such as cement and steel, in addition to several other ancillaries. However, as the dependence of people living on farming and farmrelated activities is dwindling rapidly due to the expansion of families and shrinking land size, large-scale migration of people to big cities, tier II cities and towns across the country to seek employment and pursue other activities, there is a likelihood in the coming years of the realty sector witnessing growth, so as to enable it to cater to all types of housing needs -- from mass to class, so to say. But the impediments the sector today faces to enter the fast lane of growth are manifold. In the context of Telangana, there is an urgent need for a single window system of project clearances, the absence of which is being felt acutely in the new State. Building approvals should be cleared expeditiously and tough decisions taken to check unauthorised constructions in the state capital and various district headquarters. In fact, in this digital age the need for an online system for building approvals needs to be explored. In Hyderabad, those who want to build independent houses have to wait for three months for approval, five-storied structures need six months, and multi-storied structures nine months. Additionally, fire safety and structural stability clearances take more time, delaying construction activity and adding to cost overruns. Malls have to get clearance from the traffic police too. All these issues appear as mundane aspects but they are not so. Therefore, a broad-based package to drive growth and give a boost to construction activity and give a fillip to jobs should be mulled.

However, not everything is lost and there seems to be some response from the government of Telangana in identifying the hurdles and removing them. The positive aspect is that the government is at least giving a thought to removing the anomalies. Some realtors have also hinted that the government is keen to bring in the single window system, but when is the overriding question.

THE ‘VERTICAL’ PERSPECTIVE India as a nation is massive and is also the nucleus for a wide range of culture and traditions. In fact, this is arguably the only nation which accommodates people of such different backgrounds under one umbrella. A cross country from the south to the north will show you the great distinction and at a closer level, even a transit to the neighbouring state reflects that difference. Given that, how many cities in India actually have an environment that emits a blend of all these cultures. You can hardly count on your

fingertips. To a large extent, Mumbai can be called as a good amalgamation of various cultures. But if one has to name a city after Mumbai with that varied diaspora at one place then it is the city of the Nizams, Hyderabad. Life in Hyderabad during the 80s and almost till the 90s was quite different. Things were conventional and the average Hyderabadi lifestyle hovered around finding happiness in having a decent independent house, an occasional movie, catching up with friends for Biryani and Chai. The biggest moment of revelation came in from 2000 and the two decades after that. The IT revolution took the city by storm and at that point, it could not realize its own potential. Anyhow, this led to a mammoth explosion not just in the size of the city but also in the population. The catch is, the rate at which this explosion happened, Hyderabad has become five times

Things were conventional and the average Hyderabadi lifestyle hovered around finding happiness in having a decent independent house larger within a very short span. This led to a boom not just in the employment market but also in the allied industries and notable among them is real estate. Apartments started mushrooming all over the city and owning an independent house is today considered a luxury. The rapid pace of development and Hyderabad
falling in the eyes of outside investors and people from other state made it a green pasture for settling. And where there is such phenomenal explosion, it is bound to have some collateral challenges. Today, Hyderabad is posed with challenges in the form of traffic, congestion, environmental degradation and commutation. The growth phase still continues and the government is quick to realize that the situation might go beyond control if smart methods are not adopted. While they have begun focusing on various initiatives that can diffuse the issues, the time has now come to look at a totally different perspective in terms of dwellings. The city is clustered with a lot of apartments but fact remains that a sizeable chunk of population is scattered across various localities and they spend at least two to four hours of their daily life in travelling

to their work locations and for other activities. Among the many options to deal with, the first best option would be to change the size of the structures we live in. We are talking about taking Hyderabad’s growth in the vertical direction now that we have seen enough of horizontal expanse. To put it plainly, the need has risen to come up with high rise buildings and skyscrapers garnering maximum concentration of population under one roof and thereby making the city conducive to the growing requirement of population and traffic. According to the structural engineers and the soil experts, the terrain in Hyderabad is quite robust and it has the ability to hold even a 100 floor building with ease. Of course, there are opinions coming in that Hyderabad has sufficient land space and there is no need for a vertical increment because
authorities are planning some ambitious projects to ease the traffic and congestion problems. But taking reality into perspective, it is essential we focus on solutions with impetus and provide long lasting results before the projects related to transport and infrastructure start functioning in full momentum. All in all, a vertical city which is well designed with the right facilities can serve as the effective urban form to tackle the teething issues. They
also help in addressing three areas of concern namely the environmental, the socio-economic and the socio political. By concentrating on vertical cities, the horizontal spaces can be used for more meaningful purposes such as recreation ie entertainment and shopping malls with food courts, nature ie parks and even food production. If the think-tanks can collaborate with each other and come up with a well planned vertical city, Hyderabad will be a role model city for the entire nation.

Similarly, the Telangana police has announced 9281 vacancies for male Constables, Fireman and police constable (SCT). The TSPSC is recruiting 439 posts for Group 2 while the Agricultural Extension Officer Grade 2 openings are 311. The TSSPDCL is looking for 153 candidates to fill the posts of SubEngineer (Electrical).

Even the forest department of Telangana has decided to issue a job notification wherein the recruitment for 198 Forest Section officers, 574 Beat Officers and 51 Range Officer positions will take place. Openings will also be there for 1184 Assistant Beat Officers. The TSPSC has also announced
recruitment for 311 AEO positions and details of eligibility and other formalities can be had by visiting the official website. Those who seek government jobs in Telangana state or Telangana employment news notification can log onto www.tspsc. gov.in and get all the details. While most of these details relate to the government notifications given the priority of the Telangana people, fact remains that a lot of walk-ins and recruitments are happening across various IT Companies and industrial sectors. One needs to have a systematic approach towards getting into the habit of inculcating fitness as a daily lifestyle. This includes each and every activity that we do from the time we wake up until we go to bed. Every activity is the action we perform as soon as we wake up as part of our daily chores, we need to carefully observe as to how organized are we in handling these daily chores irrespective of the time spent over them. This observation is important as it helps us understand the time we spend on them, one action over the other. Time plays a critical role while we execute our work with a clear approach. If one action gets delayed that would impact the next action and so on with the entire course of the day leading to loss of time and quality of work. The more effective we get with our time management skills the better will be our planning towards the tasks set for the day. This very systematic approach towards your actions of each day forms the basics of fitness. The system that we are creating within ourselves to build an effective personality is called fitness. When this approach takes shape undividedly on regular basis, one can allocate a dedicated time period for advancing in fitness through a pragmatic fitness training plan.

Fitness Training Program The Knowhow It’s a program one designs in order to set a planned approach towards training one’s body. A systematic program is set by first understanding the strengths and weakness of one’s body basis which a training plan needs to be worked out which essentially should be a plan to improve the weak portions of ones’ body with greater focus at the same time balancing the stronger parts with lower intensity. In order to design your training program, one should seek the support of a professional trainer who can understand your body’s current state of condition and accordingly design a plan which suits the individual. A well planned training program should be followed for a period of 4 to 6 weeks to see effective results. In some cases certain programs may need upto 8 to 12 weeks to achieve a desired result.
Goal Setting Why is goal setting important in fitness? Working out without a goal is as good as hitting a wall. Everybody needs to reach a destination in order to display the results expected by the individual hence there needs to be careful thought given on what outcome one needs to achieve. Each individual is different in metabolism and energy levels hence each body is built differently based on the genes, lifestyle and nutrition of an individual. That way, the goals vary from person to person. Fitness programs need to be designed based on the goals of the individual hence there is a greater need to ascertain what is needed out of every program. People who do workout without any goal and a systematic plan end up with zero results along with wastage of energy, time and resources.
Nutrition One of the most important aspects of fitness is the selection of food. About 60% of your goals are achieved by proper nutrition alone. As this being a dominant factor to shape your results it is primary for every individual seeking better health and personality to focus on the right food selection. The most important part of nutrition is portioning sufficient quantity of protein, carbohydrate, fiber and essential fats. Every meal should contain this mixture in a descending order, i.e. solid volume of protein, good quantity of carbohydrate, moderate quantity of fibers and less amount of good fats. Every meal portioned with this kind of combination is sure to help one get the desired results with regular fitness training routine and well balanced lifestyle.
Recovery It’s the time taken for a body to return to its full energy state post workout with sufficient nutrition and rest. Rest plays a critical role in the development of the body as the growth and recovery of muscles takes place during rest period. Hence it should be a priority to ensure that the individual is taking enough rest before and after workout. The ideal resting time for every individual is 7 hours of sound sleep. Organized programming is needed to ensure there is good time space provided for sleep. Time of sleep should be a regular cycle as the body gets used to the habit you have been providing based on the routine planned. There should not be any kind of compromises for rest as this helps in the growth of the muscle and fat loss simultaneously.
Lifestyle Setting a positive and healthy lifestyle is one of the key factors in getting the most out of fitness. Setting a healthy routine all through the day is in itself the first
milestone in fitness. Ensuring clean and hygienic environment, clean food habits, staying away from toxic causing foods & beverages, active working routine, ensuring mobility (walking, standing, pulling pushing, lifting, etc) during your day’s course of action are few key points. Having a joyous and cheerful atmosphere with a positive state of mind is important to set a healthy lifestyle.
Spiritual connect An essential aspect of a free, positive, cheerful mind and body is staying connected to Nature. This can be performed through meditation or a simple yoga asana. These connects help one stay humble and understand the values of life which help in overcoming stress and challenges in our daily work routine. It also keeps one’s anger and temperament levels in check balancing the internal energies with the external situations/environment.
Fitness forms Maintaining fitness can be done in various forms and styles. What form and variety that one needs to choose is entirely dependent on the interest/ passion of the individual. However, the form selected should help the individual with the desired results. In order to reach the highest levels of fitness one should try participating in different forms of indoor and outdoor activities.

Rama Rao, Minister for IT & Panchayat Raj, Govt. of Telangana said “It is indeed very encouraging to see all real estate developers associations coming together and contributing to the growth of the Telangana State. The State has been witnessing major developments and attracting international companies to invest in Telangana region and Government is backing and speeding the process of every developmental project for the benefit of the region and public. Real estate industry is like the backbone for every State and this kind of summits will help discuss and evaluate the growth prospects of the real estate industry in the Telangana region”.
The key discussion points between the Govt. and the associations revolved around – concessions given to growth corridor, building plan permission, occupancy certificate, reduction of NALA tax charges as per G.O.M.s no.4 dated 05-01-2016 from 9% to 3% and uninterrupted power supply, reduction of city level impact fee for high rise buildings - Transferable development rights and strategic road development plan. The associations have emphasised on the fast track permissions like TPASS for faster approvals and sanction of new projects, which will indeed bring revenues to the State and also help the growth of the

“My Biggest Achievement is Satisfaction” B. Subba Reddy - Vamsiram Builders
T
he property market in Hyderabad has grown by leaps and bounds over the last three decades. At the same time, it has also seen its down season. In what is deemed as a lucrative field for revenue, a closer look reveals it has its share of challenges and triumphs. We had a chance to interact exclusively with one of the big players in the property market of Hyderabad, Sri B. Subba Reddy, Managing Director, Vamsiram Builders and he shared his thoughts in his own words.
Tell us a bit about your journey into this field? It all started in the year 1988 when my uncle was taking care of contract works. I joined him on March 30th, 1988 (I remember the date vividly) and started my journey. Our first construction project took place in the year 1989-90. After spending a decade, I had my learning and started Vamsiram Builders in the year 1999 with the support of my family members. Till date, more than 50 projects have been done throughout the city and majority of them were done in Srinagar colony. For the last 15 years, I am the member of TREDA (Telangana Real Estate Developers Association). Associating with them helped me learn more in this line and

benefitted me immensely. It gave a good momentum to my business.
What was the turning point in your journey? My turning point came in the year 2005 because by that time I had done nearly ten projects and it was also the time I built the first commercial complex named Uptown Banjara (better known for the retail store Q-Mart which is operating there) in Banjara Hills. This was a golden turn because at that time I was earning a sizeable income as rentals.
What makes Vamsiram unique from the rest? There are many reasons. For starters, we created a trend in terms of having beauty and aesthetic values in every corner of our construction. This is right from the car parking to the pillar design to landscaping to all the four sides of the building such that the aesthetic value is uniform throughout. I have never compromised on quality and right from the start, every time I made a project, I was planning something innovative. You could say that this trend was introduced by us in Hyderabad. I was firm on quality
and did not compromise. I was particular in setting new standards as a builder in both interiors and exteriors. Due to this, today, the customer satisfaction level is very high, the trust factor is strong and all my projects get booked through word of mouth without any marketing.
How did bifurcation affect the real estate sector in Hyderabad? Personally, I had the faith that the agitation for a separate state would bring a lull period for about one year. As expected, once the actual bifurcation happened, things have picked up. All the doubts and apprehensions have cleared and government has also sorted out many confusions. Currently, there is a nice boom for commercial space. We experienced a slump way back in 2008 and many stopped construction for a while. But now the demand has picked up. I am positive that the growth would continue.
Tell us a bit about the scale of your ventures? All my projects are luxury focused and I start with a minimum of triple bedroom apartment and go upto five bedroom apartments. The minimum

is usually 2500 sft and I go till 5000 sft. I also ensure that Vastu is taken into account and all my ventures are 90% Vastu compliant. Currently, I am coming up with a large scale venture known as Jyothi Cosmos which is a state of the art building with 16 floors.
What challenges do you foresee for Hyderabad real estate? The property segment in every city has its ups and downs so I am not seeing anything detrimental to the Hyderabad sector. But I would like to say that the boom we have seen in the past, such type of explosion may not happen in the immediate future. Henceforth, what we can see is an organic growth so the buying percentage would be gradual and not explosive.
What makes Hyderabad an ideal destination for investment? There are numerous factors and reasons and I am saying this not because I belong to this city but from a very practical and realistic perspective. Firstly, the climate is very conducive to people from different parts of this country because it has a uniformity. Secondly, the very terrain of this city is appealing and accommodating to any conditions. The other advantage is the layout of the city and its areas. For instance, Jubilee Hills has the most well planned and large sized plot layout and arguably the best in the country. The greenery you see here is abundant. Above all, the land prices are reasonable when compared to other cities. Even the most expensive strip which is Banjara Hills Road number 2 costs around 1 to 1.5 lakhs per yard. There is a diverse culture as we have people from different
communities in large numbers so nobody feels out of place when in Hyderabad.
Water has become a major issue in twin cities, what is your suggestion for that? That is true but there is always a solution when we seek it. For my ventures, I have come up with the concept of having multiple 6-inch bores at good depths instead of having water harvesting pits because even the pits tend to have the issue of accumulating silt at one point and water doesn’t sink in. By having multiple bores and interlinking each other, when rains come, the water doesn’t get wasted or flow out of the building and is safely preserved for future use. I know this involves cost but if owners can cooperate, this is a very effective solution. Of course, I must also say that everyone must be conscious of using water reasonably and plant trees in the surroundings because that creates a very good water table.
How is the current government towards real estate sector? Very supportive! After taking charge, they have also approved few crucial policies stuck since long. This has streamlined things smoothly. I must say this is a friendly government as there is no gap between the rulers and the people. They are approachable and are exhibiting prompt governance. This is a positive sign because our confidence level as builders increases and even the investors feel secure for their money spent.
Has Vamsiram got any special recognitions?

It was presented by current Union Minister Sri Venkaiah Naidu and Sri Salman Qureshi 2. Best Business Leader award in Luxury Segment for the year 2015 from TV5. It was presented by Sri Venkaiah Naidu and Sri K T Rama Rao.
What is your biggest achievement? Satisfaction! The response from my clients after they start living in my ventures and the affection I get from my family and friends, I feel very content and I don’t wish for anything more.
Your Future Projects? Jyothi Cosmos is currently under construction at Madhapur and this is a unique premium project. It is a 16 Floor residential tower wherein each flat will have an exclusive terrace garden, smart home technology and state of the art infrastructure.
Jyothi Botanica is another venture at Gachibowli and these are budget apartments.
Jyothi Nest is coming up at Road Number 2, Banjara Hills and this is getting built in a similar format as Jyothi Cosmos. Jyothi Prime is coming up at Road Number 1, Banjara Hills and it is a total commercial complex.
Jyothi Ridge is another venture at Kavuri Hills and this is also a commercial complex.
Jyothi Empire at Hafeezpet is one more commercial venture.
