The Austin real estate market closed 2020 breaking records as home demand reached unprecedented levels. According to the Austin Board of Realtors, the 2020 median sales prices of homes in Metro-Austin rose 9.2%. However, in December alone, home sales across the Austin MSA jumped 16.2% as the median price increased 15.8%. The neighborhoods of Westlake Hills

The Prices of Homes and the Average Price Per Square Foot (PPSF) year to year data, illustrated below, includes mostly resale homes. In Westlake Hills, and throughout the city, we are experiencing a seller’s market. We have a high demand for homes and very little inventory with an influx of out of state buyers. In a seller’s market, many homes sell privately as “pocket listings”. These private sales exist for many reasons, one of which is that Texas is a non-disclosure state.

The private market transactions continue to be healthy and would increase price averages as well as reduce the number of days on the market.
